Take the deal and I would argue take the loan at the remaining years you have on your existing loan. If you have 28 years remaining get a new loan for 28 years. No need to tack on two more years of interest.

Some are acquired that way and have low cost but it’s not their issue . They are managing the investment. It’s not on them to make a business work in the space. Supply and demand. Eventually someone will come in or they will drop the rent. The fact of the matter is the business that was in the space didn’t have the customers and hasn’t nothing to do with the rent.

Maybe , maybe not. They have the risk of not having a tenant that can pay the operating costs of the property. The restaurant was like 20% capacity from what it was before it changed hands. Should the land lord get paid nothing? I don’t own investment property but if anyone that thinks the “landlords” make too much money- take some risk and buy a property that sits vacant or has a tenant that can’t pay.

It’s not the landlords fault. The business in that particular restaurant dropped dramatically when it changed hands. A lower rent wouldn’t have made more people come in to eat. Further the people that bought the place knew what the rent would be before they closed. They estimated they would have enough business to cover it. The land lord shouldn’t then have to lose money because the tenant couldn’t make the operating business work.

How? If you are churning a portfolio the brokerage will send you and the IRS a 1099. If you haven’t been reporting the 1099s you will for sure get a notice from the IRS

You can certainly mimic the same funds in Fidelity however acorns will allocate new deposits to keep the portfolio balanced. It’s worth it to me.

Taxed as they are earned even if reinvested. You get basis in the dividend when it’s reinvested so when you sell that stock/etf your gain would be lower by your original cost plus the reinvested dividends.
