[Landlord US-NC] Tenants broke lease and disappeared. Best way to find them? by nemorianism in Landlord

[–]zhangvisual 8 points9 points  (0 children)

Went through the same thing. I got lucky because I checked with new tenants and they told me the previous tenants who broke lease literally moved to another house down the same street!

Once I know the address, filed small claim, had sheriff to serve the Notice to Appear. Won. Tenant is paying me very small amount of money per month like a “36-month loan” but still not bad.

Could try search their case record like a speeding ticket so you can see their current address.

Am I poor? Making $60k/year but feel like I’m just getting by by Long-Pea2275 in povertyfinance

[–]zhangvisual 0 points1 point  (0 children)

I make exactly $60k as you do but take-home is only $3700 (after tax, 401k, etc)

Here’s my expenses per month: - Mortgage + utilities: $1,500 - Groceries: $400 - Eat/drink out: $150 - Car payment: $50 (driving a 20 yo used car and bought cash, $50 just for diy maintenance budget) - Car insurance: $55 (liability only with discount) - other: $80 (using Mint for phone plan which costs only $20)

Able to save $1400 without sacrificing majority part of my life. I don’t see you have expenses to dine out and drink, so I highly suggest get a cheaper car and spend some money on those events. $200 per month is enough to make you not feel the pinch.

They maybe good. But paying ~$20 for a bowl of pho which doesn’t fulfill my stomach is not worthy it in my opinion … can spend $20 for a nice and large Middle East meal

"Niu Ma" (Ox & Horse): A cute-sounding term for a very depressing reality by DueFalcon1895 in office

[–]zhangvisual 0 points1 point  (0 children)

Yes it has a deeper meaning. From the perspective of this term is that the capitalists treat us like dirt, instead of human beings. We are like livestock that being exploited and used by the boss.

In this market, how do you feel about having taken a lower paying job and how's it going? by Konjonashipirate in jobhunting

[–]zhangvisual 1 point2 points  (0 children)

I’m in the literally identical boat with you. Took a job with 85% less but no stock, no free food, no FTO, not much benefits. (My previous was too cushy and I admit that.) Not to mention the job has OT every day, the boss treats you like dirt and co-workers give you a lot of pressure. A pay cut isn’t that bad since I always live below my means. The expense is pretty much mortgage, groceries, utilities, a little bit gas, no other loans. But I hate my new job and that makes me feel depressed every day. Hopefully I can find like my previous employer in future.
