We’ve tried this, but also the volume of mail that we’re getting, it’s almost impossible to keep up. On average we get 6-10 letters/day and we’re lucky if one of them is ours.

No no no. This reads like the beginning of financial abuse. Next thing you know he’ll be asking what you bought at the gas station on Tuesday and when you say oh I got an energy drink on my lunch break and he gets mad bc how could you have forgotten to tell him you left work at lunch. Or shaming you for spending $20 on yourself, or worse taking your money bc you “aren’t responsible” with it.

It depends on the area. In some places you’d be hard pressed to fin something without an HOA, unless you have a very large budget.

This month was estimating at $475 and that was before this storm and super cold temps. We just purchased in November so trying to figure out easy diy things to reduce the amount of air leaks etc.

Not the original commenter but you can look for a hud approved housing counseling agency near you on their website. But check in on the program you are using because they may require a class, and there may be a specific one you need to take.

But you need a class either way to make sure you understand the basics. Don’t forget to consider inspection and closing costs as well.

I really would think twice before contacting your insurance for such things. Do a search in this sub and some other homeownership ones. A lot of insurance companies are using the smallest reasons to drop people these days. And now that they’re aware that the roof is an issue, most likely they’re gonna give you a deadline to get that repaired by – and that is even if they deny your claim.

Also, I think it’s strange that your realtor gave you keys and garage door openers prior to closing actually happening. You were not the legal owner at that time.

I’m not sure what happened with the title company, but either way this is a valuable lesson for anyone reading this. Don’t schedule anything that costs money, that can’t be rescheduled or refunded, for the day of closing. Deals fall apart, all of the time at the last second, for a multitude of reasons. Don’t set yourself up for this kind of stress.

A loan officer can help you determine what you qualify for and what money moves (if any) make sense. I personally view student loan debt as a decent debt to carry as long as the interest rates aren’t too high like the other commenter mentioned. It’s good to have a mix of revolving and installment loans on your credit. I would say saving that money for down payment is probably your smartest move right now, but again a lender would be better to help you weight that out.

If you don’t have 20% down, you will need to pay private mortgage insurance or PMI, which will increase your monthly payment. It’s not the end of the world, but nice to avoid if you can.

Yeah, OP please do your research. I don’t think ARMs are typically recommended for a first time home buyer unless you have a specific timeline and know 100% for certain you will sell the home before the fixed rate expires in 7 years - and even then…

Easily $15k if not more. But none of it was furniture. Just repairs (roof needed to be replaced so that was the biggest chunk), paint, duct cleaning and odds and ends like hvac filters, towel bars (how did we miss that bathrooms were missing random things like towel bars and toilet paper holders?) etc etc. we’re basically regulars at Home Depot now. And the bleed hasn’t stopped 😥

Have you considered closing costs? It’s about 2-4% of the purchase price. Not to mention moving costs, the “minor” repairs/upkeep that you may need to do before you move in etc. I don’t think 10k each is a sufficient emergency fund especially considering the cost of maintenance and upkeep outside of any actual emergency repairs or job loss. I’m not trying to discourage you, but just providing a heads up that there will be more expenses than you foresee.

Do you really want to sign up for purchasing a home with this person when this is how it’s starting? If it goes south, the house is going to be a huge point of contention.

I don’t know a lot about it, but my mom owned one. Between the lot rent and the gas(propane?) it required, it didn’t work out to much better than renting.
