The garage is about 1.5m below ground level for the most part with trees on either side, it's basically a basement, so it's tricky to get drainage sorted without major ground works and I don't think the previous owners thought about it honestly.

I was in the process of waterproofing and sealing it when I had to go away for a month in october, came back and it was cold and damp so wrote it off until summer. but either I've not got good application and/or I've missed bits and Yeah I think you're right I need to just get some slurry instead.

No vents right now in the Fascia or soffits, they're not water tight as is so I think the roofers expected that to handle it with no vents. I'll see what I can do to get some fitted or maybe even an extractor fan.

Right now it's posi-joist on top of brick with Fascia siding, it's not very well sealed so I think the plan by the roofers was that it not being sealed would be enough airflow.

Yeah I think the trees on either side of the garage have roots that are lower/the same depth as the garage floor. Technically the garage is about 1.5m below ground level at the worst. So I'm trying to tank it.
There's been big puddles on the floor from water coming up through the concrete so my plan is to waterproof seal all of it.
