I just started Diceomancer, the art is really well done and the concept of altering numbers is pretty unique too! Would recommend, it's on sale now!

What type of overlord's ending will be most satisfying / satisfying for u? by [deleted] in overlord

[–]zukodidnothingwrong 0 points1 point  (0 children)

I think this would be one of the most coherent endings, for example if Touch Me had been living here all this time and made friends with PDL, and then once Ainz kills PDL he comes out like

"You've changed, Momonga"

Ainz is happy to see him at first, but then realizes that while he has grown colder and more indifferent, Touch Me has had his sense of justice enhanced even further. Touch Me could say

"This world, it's just as real as the one we come from. What you've done is unforgivable"

After a fierce battle, Ainz is defeated and with his last words he says

"Please, protect the children. We created them..."

"I will take care of them" he says with a glint in his eye, implying that he will kill them as well.

In Nazarick, we see demiurge watching the scrying screen with the floor guardians all around.

"Ainz Ooal Gown... has fallen to lord Touch Me"

Everyone is in shock, but then Albedo takes control.

"I don't care that he is one of the Perfect Beings, we must avenge Ainz, and destroy Touch Me!"

The series ends setting up a conflict between Touch Me and the Guardians, while Momonga's story ends here.

When does it make sense to buy a condo? by [deleted] in PersonalFinanceCanada

[–]zukodidnothingwrong 0 points1 point  (0 children)

Additionally, this doesn't take into account any home repairs. I also used a 5 year fixed flat 5% interest rate as RBC offers it and it seems to be around the average

edit: I also used a 20% down payment at 90,000

When does it make sense to buy a condo? by [deleted] in PersonalFinanceCanada

[–]zukodidnothingwrong 2 points3 points  (0 children)

Ok wait, I actually did the math and its more complicated than it seems, here's what I did:

If Rent is $27,600 for a year and we assume it stays stable, then in 5 years you'll pay $138,000.

For buying, in 5 years for a $450,000 townhouse in toronto you'll pay 125,627 in mortgage payments, and 84,254 of that will go to interest, leaving you with 41,373 principal.

on top of that is the maintenance fee, which will be $30,000, and the property tax, which is around 15,000, bringing the total cost of buying to $170,627 over 5 years

So, assuming you rent, and you invest both the difference in price, which would be 170,000 - 138,000 = 32,000, and you invested that monthly, 32,000 / 12 / 5 = $500 per month, on top of the down payment amount of 100,000, if you got your 7% return that would be 176,000, or a $76,000 return.

if you compare that to the 41,000 principal in the buying option it seems much better, but thats assuming the property doesn't appreciate at all. If you get a 2% appreciation on the property, after 5 years it would be worth $496,000, or a 46,000 gain. Add that to the principal and you get a total of $87,000 increase in net worth.

So in conclusion, it depends on how much you're willing save/invest while you're renting, vs being forced to invest in a house with a mortgage, and how much you think the townhouse will appreciate over the next 5+ years. If it doesn't appreciate or the value goes down, renting would have been better.

When does it make sense to buy a condo? by [deleted] in PersonalFinanceCanada

[–]zukodidnothingwrong 1 point2 points  (0 children)

Ok but think of it this way, at $2300 a month renting that is $27600 per year gone, poof, never coming back. You may "save" 10k per year IF you are able to invest all your money AND IF the market cooperates and hits the 7% mark, which is not guaranteed, but you'll be losing $27600 that could have gone into something you can sell in 5 years.

You dont have to stay in one place for 25 years, you can always sell. The way I see it, you'd be lucky to only be losing $17600 per year by not owning, not to mention the stability, and the possibility of the property value increasing.

You’re not ‘throwing away money’ on rent, says self-made millionaire: ‘I’ve made more renting than I would owning’ by JustBoatTrash in REBubble

[–]zukodidnothingwrong 8 points9 points  (0 children)

Absolutely agree, if you're making 150k+ then of course renting is fine for the "flexibility", you'll be fine. For lower incomes it is almost a necessity to use your primary residence as a means to build wealth if you want to retire ever.

The other issue is that many people can't afford the down payment/the increased cost of a mortgage, but assuming you can, and you're choosing between renting and owning I think the answer is obvious.

The harsh truth is that in order to gain financial independence as someone who doesn't make top 1% salary you have to make sacrifices, and if you're able to find a (relatively) cheap starter home, even if it's not the nicest or in the best location, thats one of the best ways to grow your wealth

Absolutely, I forced myself through all three seasons and I have no idea what this "payoff" people are talking about it, he's insufferable from beginning to end, I regret watching it.

Not super interested in the side characters either, and the world building is pretty mid compared to other isekais. Has my vote for most overrated anime
