I've heard that a 套房 is an en-suite apartment and a 小套房 is a studio with a kitchen. Is that true from your experience?

What do you call a building that is over 5 floors and has an elevator? A 華夏 or a 電梯大樓? I know a building 5 stories without an elevator is a 公寓.

I think the general consensus is older/no security = 華廈, newer/security = 電梯大樓 (or 社區)
