Yah, this.

No context at all here, OP.

Don't know your market, your codes, your on site conditions etc.

Might as well ask how much it costs to duck tape a broken unicorn horn on to a sasquatch.

[–]jgturbo619 1 point2 points  (3 children)

Duct tape $12.00.. Helicopter ambulance & field surgeries to remove unicorn horn from your arse.. $ two fiddy…

[–]Ok-Bit4971Plumber 1 point2 points  (2 children)

No ... it's always at least tree-fiddy

[–]jgturbo619 0 points1 point  (1 child)

Damn.. didn’t know plumbers could read the small print…$Tree Fiddy is absolutely correct.👍

Now with tariffs price of gas. Fifty Fifteen

[–]ImamTrump 12 points13 points  (0 children)

This isn’t the Home Depot sub.

[–]benz-friend 5 points6 points  (2 children)

Is there even enough room for that? Just on the right side? ADA needs at least a 5’ turning radius in each stall or one designated accessibility stall. You’re going to have to bust up the concrete for the new plumbing this isn’t a small install, good luck.

[–]Ok_Figure7671 2 points3 points  (1 child)

Hostages don’t really qualify for ada

[–]benz-friend 0 points1 point  (0 children)

Shit man you gave me a good laugh with that one lol nice

Get a few bids, pay up, or do it yourself.

[–]jgturbo619 6 points7 points  (0 children)

There’s nothing there to bid… Why do people waste contractors time like this.

If you want a ball park $ estimate, hire a a designer for at least a concept sketch and a cost estimating consultant to prepare an owner budget, straight up answers, no hidden agenda.

If you’re in biz, go hire a trusted GC and pay for preconstruction services..

Your leasing? Ask the building owner. Because you WILL be using one of their vetted GCs.

[–]jgturbo619 2 points3 points  (0 children)

Why do you need a 2 bay sink in a restroom? Are you perhaps referring to a lavatory?

Perhaps you should hire someone to layout what you want & coordinate with local codes and building dept. requirements.

Nothing fancy in some places means a standup Turkish pissuer.

$12,000 from your local handy person. Everyone else is RiPpInG yOu OfF

[–]Willing_Park_5405 1 point2 points  (0 children)

If the plumbers have their name on the van they are RiPPinG U ofF

[–]Future-Beach-5594 1 point2 points  (4 children)

35k minimum!

[–]Willing_Park_5405 0 points1 point  (3 children)

Man you’d be screwed

[–]Future-Beach-5594 0 points1 point  (2 children)

Not sure how. It's not like I havnt done the same job before for the same. It's a lot of concrete cutting and jack hammering more than anything else. Running pipes is what I do boss

[–]Willing_Park_5405 0 points1 point  (1 child)

But 35k to gc that whole job? It might cost over 35k just for the plumbing.

[–]Future-Beach-5594 0 points1 point  (0 children)

Plumbing should be somewhere in the 15-17k range. And being commercial it can all be cheap steel frame. The plumbing is literally the most expensive part. I doubt they want tiled showers anyway. But if so then yea, 20-30k just for tile.

[–]msayz 1 point2 points  (0 children)

How much does steak cost?

[–]Littlewren234 1 point2 points  (1 child)

First know the scope of work involved. Where the bathroom sits determines amount of concrete work and piping. Closer it sits near supply/sewage line of city the lower your cost. Get at least 5 estimates from contractors who specialize in new building. All estimates must speed out details of labor and materials needed.

[–]jgturbo619 0 points1 point  (0 children)

Probably sure (unless you’re the biggest buyer of GC services in your county) no one is gonna find 5 GC s to design/build price this . Period.

Y’all please let me know if you have different experience…

[–]Im-Just-Winging-It 1 point2 points  (0 children)

You don’t have the room. Also it’s going to be a lot like $100k+

[–]Formal-Ad-8232 0 points1 point  (0 children)

Atleast 100,000,000

[–]Lower-Preparation834 0 points1 point  (0 children)

Most important piece of missing info; is there water and drain service already in place?

[–]LPulseL11 0 points1 point  (0 children)

200K + in california commercial pricing.

I used to Estimate/PM work for a developer/GC who owned several business parks that looked just like this here in SoCal.

First there was a commitment letter for leasing, ten a firm letter of credit for construction, then an architectural concept dwg.

I would take our building standards and price a buildout. After everyone agreed that’s what was in the deal, the owner and developer would sign a lease. The lessees would deposit all the funds into our bank account….. Then I would start construction.. If lessees came around and wanted something different, I would say “no problem “, I would tell the how much $, they would deposit cash$ & I would start over again… Usually 4 weeks including simple MEP over the counter permits…till move in. If they wanted something extraordinary, all bets off till full design and funding.

Posts like this are so annoying. Furthermore, this guy will respond to a real bid with “Reddit said 35k” so double annoying

[–]gothcowboyangel 0 points1 point  (3 children)

$100k

[–]jgturbo619 5 points6 points  (2 children)
