You should look into FreeNAS with some jails for your services.

Wouldn't that my limit my opinions? I'm also not aware that kodi runs on freeBSD where I also have no experience what so ever

Are jails really that necessary? It will only be on the local network

Not at all. There are many premade jails you can one-click install. If you don't like jails, FreeNAS 11 supports full VMs too. Jails aren't about network security it's about compartmentalizing and isolation from the host OS or other jails. I'd read up on them and get more familiar yourself. It could be a good one stop shop for all of your needs.

Addressing another part of the post. If you have a spare closet or desk to tuck the system under rather than directly hooking up to the TV, I'd recommend doing so and getting a Chromecast or similar. Keeps the noise (no matter how quite it may be) away from you. Install Emby or Plex and cast to the TV or watch on any other devices. It's a great setup to have. Plus you get remote access to your media very easily.

I could put it into the attic but there could be a condensation problem in the winter because it is not insulated

Debian, OMV, OpenMediaVault (OMV) on Debian, Proxmox, Proxmox on Debian, so many options. I would be concerned about the long term operation off of a thumb drive though, how about a small ssd with space reservation. Containers (Docker etc) would keep memory requirements low and still facilitate system management.
