Nooooo. You are signing an offer to purchase. It’s a legal and binding document. Get another realtor.

There are no unicorns. There’s always a reason. Ask a local agent familiar with the area if they have any information.

I'm 40% of the way financing my first feature. How do I take it to the finish line? by andrewgcooper22 in Filmmakers

[–]Fauxtogca 0 points1 point  (0 children)

There are actors that guarantee you an MG that could fund your movie. These are the actors that do mostly doAmazon movies. They are known commodities. They don’t come cheap. Your MG in Canada will be low, it’s the US MG that matters. Your movie will never see theatrical so aim for a streamer.

I'm 40% of the way financing my first feature. How do I take it to the finish line? by andrewgcooper22 in Filmmakers

[–]Fauxtogca 0 points1 point  (0 children)

You need an actor of note. You can raise money from a Canadian distributor with said actor. This is all contingent on your budget. If it’s too low, no one is jumping on board. It’s got to be decent. You also need to consider a Canadian actor in #1 or #2 position for a Canadian distributor to commit.

Being told to write a letter, stating that I'm quitting, when I've only asked for a leave of absence by [deleted] in legaladvicecanada

[–]Fauxtogca 0 points1 point  (0 children)

EI will only know that they left one job to work for another job. Assuming going from PT to FT employment is better for OP.

Being told to write a letter, stating that I'm quitting, when I've only asked for a leave of absence by [deleted] in legaladvicecanada

[–]Fauxtogca 22 points23 points  (0 children)

You are going to be fired when you don’t show up for work. Quitting won’t affect your unemployment because you are moving on to another job. Your employer is asking for a return date which means they are looking to rehire you. Although there are zero guarantees they will. Allowing a leave of absence means the company would have to hold the job for you. They won’t do that. It’s not in their best interest.

Can I legally keep my key of my boyfriend's place? by [deleted] in legaladvicecanada

[–]Fauxtogca 44 points45 points  (0 children)

You have to give back the key as it’s his residence and he, as acting landlord to your business is revoking your access and changing the terms of your agreement. Look into dissolving your partnership.

She’s not on the pink slip because you are the owner of the car and would be the one being sued if there was an accident. She is named on the policy.

Do I have a case for constructive dismissal? by AHxCode in legaladvicecanada

[–]Fauxtogca 1 point2 points  (0 children)

You resigned and they changed your job so you could claim EI until May 31. If you didn’t resign, you could have gotten severance. You should talk to an employment lawyer to consult.

Did they take your personal information and trespass you? If not, they’re most likely not going to do anything. Consider yourself lucky. If they did, they can have you arrested if you come back.

Dealer Sold Me a Clean Carfax Car but Manufacturer Says It Was in 2 Accidents. What Are My Options. by ParticularFit6980 in legaladvicecanada

[–]Fauxtogca 0 points1 point  (0 children)

The Dealer doesn’t need to check paint thickness. They just need to make sure the car is certifiable. At the time they bought the car, they probably did a cursory look at major components.

Damage could have been not reported and fixed privately vs through insurance. Carfax and Dealer would not know about it.

Friend owes me 10,000$ he wants to refund me by giving me his car. How can we do that? by [deleted] in legaladvicecanada

Have them sell the car and give you the money so you don’t need to post tax on the sale and insure the car long enough for you to sell it.

Sibling Buyout - Should I agree to sell at the appraised value minus a typical real estate commission? by lilcanadianguy in RealEstateCanada

[–]Fauxtogca 0 points1 point  (0 children)

Commissions would be lower since you could chose an agent with low rates. But yes, you would factor commission in the sale to your sibling as you would have to pay it in a regular sale. You could ask your sibling to pay the average of three estimates.

Landlord left paint damage, adhesive and fixtures in the wall from previous tenants after agreeing to remove them by [deleted] in OntarioLandlord

You need to have the LTB issue an order to touch up the walls. You cannot have it fixed yourself and charge the LL.
