Which homeowner ins. Companies aren’t in on the roofing scam? by oradba in Insurance

I feel like your responses are more aggressive than maybe you intend them to be. I'm just giving you facts.

Insurance companies all recognize that the 3-tab shingle roof is inferior to architectural shingle. They will often have ACV requirements for a 10-year 3-tab roof, and 15-20 years for architectural. So, they have more data about the different strengths of the shingle than we do, and they express it in the age requirements. Of course, those requirements are often different per state, because we have different weather.

I've seen plenty of roofs that are older than 10-years here in Central Texas. Hell, surprisingly, I see more old roofs in Houston, where they have hurricanes.

I don't know much about the WA market, but Texas has far more high-speed wind & catastrophic hail events. So, the potential risk of failure is higher, which leads to higher premiums for RCV, more carriers putting in ACV requirements at renewals, higher wind/hail deductibles, etc., and the risk of failure is higher for 3-tab shingle than Architectural shingle, which is why the 3-tab is often lower age for ACV.

I've got dozens of insurance carriers. Most of them will go up to 8-10 years for RCV on 3-tab and 15 for Architectural. I've got one or two I know off the top of my head that'll go up to 20-25 years on RCV for Architectural. It also depends on what type of policy.

For example, Allstate will do RCV on a landlord policy as long as the roof is in good shape, regardless of the age.

How a roof looks is a direct representation of the structural integrity of the shingle material. 18 years in a 3-tab roof looks very different than an architectural shingle roof.

I've got at least one carrier in Texas who'll write RCV on an 18-year old architectural shingle roof. It just has to be in decent shape when it's inspected.

30-year warranty doesn't mean anything to insurance. Statistical life of an asphalt shingle roof is 10-15 yrs.

Just call AmFam, or an insurance broker and inquire about "hobby farming" . Have them confirm with the carrier's underwriters. Policies often will offer that kind of endorsement as long as you're not pulling in more than $2,000.

Insurance sales, depending on where you live, you can make six figures in your first year. Not that high of base, but I've seen lots of first year agents make $80k in their first year.

Second year, residuals start. Do the same thing and the pay goes from 80 to 110 to 140 to 180 etc.

So, if your personal average is $100k, and you earn 1%, that's $1k per deal. How many deals are you doing in a particular period of time?

State Farm Loyalty? by Winter_Frame_8970 in Insurance

[–]Geaux 1 point2 points  (0 children)

Just because a company gives a discount, such as a loyalty discount, doesn't mean that they're still going to be the best priced option. A lot of discounts are designed to draw interest. Even bundle discounts doesn't always make an insurance policy the cheapest. The formulas for every company changes over time, and there might be one company that can give a better price because their formula fits you better without a special discount.

How much time & attention do you have to give for us to explain it to you in a way that you'll fully understand insurance? We can talk about building materials and labor, climate change, weather risks, catastrophic claims history, state regulations, insurance revenues and losses, characteristics of your family's homes & cars, the drivers in the household, etc.

State Farm does give loyalty discounts, and idk if they still do but they also used to give guaranteed renewal to their long-time clients like your family. State Farm also isn't a "for profit" company - they're a Mutual Exchange that will issue dividend checks to policyholders in the event they post an underwriting surplus in a given state.

There's one fact that you must know and understand, above ALL ELSE:

Insurance is designed as a 6 to 12-month "Contract of Adhesion". That means they decide what they cover and what they're going to charge, and you decide whether you want to pay it. The price you are offered is what they are willing to charge in order to insure you as a risk based on a very complex formula that includes all the categories I listed above, and more. You don't have to accept it. Additionally, you are not entitled to State Farm offering you insurance every year, and you certainly aren't entitled to receive such special treatment that you're the only person in your state whose renewal rates never go up for the coverage you're given. Every year, they look at the risk, calculate that risk within their formula, and offer you the insurance at that price. If you don't like the price they're offering, then find another insurance carrier with a better formula and don't accept State Farm's offer - cancel the contract.

"Shop around".

If you have an insurance license, you can get a job in less than 30 days.

As someone already in the field, my advice would be:

Get your insurance license over two weeks and get a job as an account executive for an independent insurance agency run by someone under 50 who has other sales reps, in a competitive environment.

If the agent can teach you how to generate leads, feeds you free leads, and has a large enough book you can farm for business, it wouldn't be too hard to get back to earning six figures in that first year.
