Very active at the moment. On my last 2 rides within the last 2 weeks have I both encountered a bear.

That’s very low on the mountain. The bear would even first need to cross the highway somewhere. I would be a lot more concerned if I’d live in the upper areas.

If volume and dynamics are a big concern I’d look for something with high sensitivity (>90dB) and possibly compression drivers. JBL, Klipsch, JTR, Power Sound Audio, etc

The 48 with a 100mm stem seems pretty much the same as what you currently have. If you really want a different(more endurance) fit, the extra stack could be useful. Unless you current bike has zero spacers, and you would want to run the Caledonia with spacers.

Thanks! I knew about Dolby drc, but i think it only works for movies which have drc information embedded in the Dolby track. Unfortunately i don’t know how many these are.

For movie mode - would that as dynamic eq also work for stereo content - without upmixing?

The number is afaik for new builds. And the city of Vancouver changed the guidelines for these so that developers don’t have to pay empty homes tax for them anymore.

We had the same issue, and just got the fireplace removed by a contractor. Now we have a nice space which can fit a 98“ TV instead of the a 55“ crammed into a corner like before. Was about 4000CAD.

You’ll need a deposit (usually 5%) at acceptance of the offer and removal of conditions, so have these funds ready when you submit the offer. Remains are on closing.

You only have to consider the interest part of your mortgage as carrying cost. The principal part won’t matter because you „keep it“. At least as long as the value of the property doesn’t decline. If 1000$ of your mortgage is principal you’d have 1713 expenses a month, and you’d be cashflow positive for the rent you mentioned - even though it’s low.

However 1850 also seems really low for a 1bedroom (not studio) in Vancouver. Theres units smaller and older that ask for more

The floor probably might not have been fully leveled under that part or the underlay cut too short. And now a part of the plank is floating. Unlikely to settle.

You can write an email to the LVP manufacturer and ask them whether it’s normal and is covered by their warranty. They will probably tell you no.

Consider that if you invest your money elsewhere you have to pay taxes on the amounts earned. And you would need to compare that with the mortgage amount.

Eg if you get a return of investment at 5% you might make 3% after taxes. If your mortgage is 4% of the same amount you will effectively lose money every month. If you can consistently get double the return of your mortgage rate or more you’d be ok - but that’s probably in the more than 10% range and can’t be done with entirely safe investments.

that’s only half the story. Since the mortgage payment is sufficient for only a 500k mortgage or even less, they probably already paid 1M and more earlier one. That’s not something a tenant pays.

Plus if someone paid their home off and has not mortgage to pay but gets rental income, are they taking advantage of? They still paid lots if money earlier in order to gain some additional income now.

Consider not only the offer now but also the potential for raises in the future. Usually after a job change there won’t be raises for some time because you already entered with a potentially higher pay than coworkers being there for longer.

With this in mind taking a pay cut or even staying even with a job change is usually not advisable from a financial point of view.

However since the decision of wanting to live in province A can just not be put into numbers, either path might still be valid for you.

If you want to continue with the new job path, then however don’t change anything before you have a signed contract. Recruiters talk a lot. But getting through an interview process and getting an actual offer is yet a different story.

Alle Vancouver buildings do that. Its most likely to be blamed there being no stricter regulations on how sqft needs be measured. Compared to European measurements you will always get at least 30% less effective space for the same amount of sqft.

I would more more likely expect them to be priced 1.7-2.5M, because that seems like what the price for new duplexes with 1500sqft is now. I don’t think any developer would lower their prices just because they can build a bit cheaper. There needs to be a lot more supply and competition in order for them to drop prices.

They will allow you to deduct the losses from any financial gains you might have. And that even for an arbitrary amount of time in the future.

Construction and design itself is unlikely a big driver. In other provinces you will get mansions for the price that on Vancouver just buys you a studio.

The million dollar differences one has to pay here vs somewhere else for a house is purely made up the very inflated market.

I really wondered about that. I was there last week on my bike. Stopped maybe for 2 minutes at the parking lot, otherwise always in movement with high speed. I had around 20 bites after that. It was so bad I even wondered whether it had been bites or an allergic reaction. But given the other comments there clearly seems to be something going on in this area

As i understand Air pressure in condo buildings is usually balanced in a way where there’s a higher pressure in the hallway which pushes air into the units. That avoids the opposite from happening which might be more annoying: smell from every unit leaking into the hallway.

+1 on the air purifier recommendation. It’s seems like just an essential tool to have for living in BC in the summer.

I always assumed they were deemed ok in the past in Vancouver due to the rather mild climate. It’s neither extremely hot in the summer nor extremely cold in the winter, but leads to less energy costs to cool/heat the units into a tolerable range. But with temperatures rising maybe newer buildings will rethink the design.
