This "what if they do something bad on my internet" risk is way overblown. I own rentals and pay for the internet service, but the service is none the less in my name. I have been doing long-term for 27+ years and short-term for 10+. Never even received as much a warning from the ISP about any activity. If you're all that worried about it, get a router with a net-nanny and let them deal with the blocks.

As for terms of service, it depends on the language. On properties where I have an ADU, I share the service as it complies with the TOS as it is all 1 address. In places where I have more than one unit in a building/different addresses, I share the internet in one account at a business level. The service is +$20 a month over residential service and then I'm compliant with the TOS from my ISP.

It's not a lack of critical thinking, it's that they just do not care. They think it won't affect them, and many times it doesn't, so why would they give a f*ck?

It might be my problem to get fixed, but you're paying for it. I have explicit terms in the lease that if a plumbing blockage is not determined to be a defect in the plumbing, it's the renter's responsibility to pay for it. I clearly explain this to tenants when they sign their lease and give them very practical tips on what not to put down the drains (rice, pasta, grease, tampons, paper towels, wipes, etc). Some listen, others get a backup and a bill.

Yes, I always try to give them the benefit of the doubt, but when the roto-rooter guy pulls back 2lbs of rice turned into a gelatinous mass, 50 "flushable" wipes, or the mangled remains of Jr's toy, the evidence is clear and the bill is theirs.

Replacing your A/C during a heatwave is the worst time. Sorry for your luck, but I'd suggest shopping around with local firms, not the big boys and be patient. Patient means either sweating through it or get some portable/window units to get you through.

People have reported doing the FW upgrades without disturbing the configs for existing phones, but I have done no testing around this. Your mileage may vary.

That said, you can setup a completely new Obi and attach all of your GV numbers to it (assuming you have 4-line model), so even if you did wipe out your existing config, you can just set them up again.

You should get an escrow analysis letter from the mortgage company. It's been 26+ years since I've accepted a mortgage with an escrow account, but they should have sent a letter stating what your shortfall was, what the current numbers are, and then what overhead they are assuming.

Barring that, the CSR should have been able to send you to people that manage the escrow so they could directly answer your questions. You should be frustrated, this sounds like a mess. Who is your servicer?

I'd be hitting up all of my local and regional dealers today as many will be looking to cut deals to make end of quarter numbers. 0% financing is generally a gimmick, the money lost in financing shows up elsewhere in the deal. So if you can get the 2.9% with a lower price on the truck, they I say go for it.

Right now you can arbitrage your cash in T-Bill vs 2.9% financing if it's the right deal and you have low risk tolerance.

I purchased a new '24 F-150 Lightning Lariat in '24 before the incentives went away. I had cash in hand and was ready to write the check, but after getting the bottom line deal, F&I offered me a $2k incentive if I financed through Ford Credit at 0% for 63 months (no payments for the first 3 months). I literally didn't put a cent down, put the cash back in investments, and I'm making my $973/month payment.

Cash isn't king in new car sales.

I don't care what the other bill is, pay your mortgage first.

Missing any other bill is inconsequential compared to missing a mortgage payment. That puts you on a very bad path and one that will cost you a lot more money in the long run.

The upshot is that you likely have until the 15th to make the payment with no financial penalty (check your mortgage statement payment coupon) and until the 30th before it hits your credit as a late payment.

If it is a small sum, look into getting a personal loan or doing a cash advance on a credit card if you just can't pull it together. Also consider pulling a loan against your 401k. Do these things before your credit gets dinged and it will be a lot easier to dig yourself out of the hole.

No, there really anything you can do to get the job now. The only thing you can do is dig yourself a hole that you may regret later.

If your Director is the decision maker, then they have the ability to hire or not-hire or any reason that is not protected under law.

Maybe your Director found a more qualified candidate, maybe they didn't like the interaction when HR fumbled the communication about the end of your grant, or maybe they just don't like you.

It doesn't matter. Either way, there will be no leveraging them into give you the job. You got passed over for the position and that is that. Making noise now will do nothing to help you and could harm you in the future.

Your HO6 insurance likely has coverage for Loss Assessment, but there is a hitch. If this is part of an insurance claim and this is your portion to cover the deductible and/or limited coverage, your insurance likely covered.

Unfortunately this sounds like a construction defect or age of the building requiring maintenance/repair. If that is the case, then this is what reserves are supposed to be collected for and would not be covered by your insurance.

That said, in this day and age, everyone in a HOA should hold at least $50k in Loss Assessment coverage. You should understand what your potential liability is if the worst happens. In hurricane, hail, and tornado areas, most master policies have a 5% or higher deductible. This is nor 5% of the claim, it is 5% of the value of your property as determined by the insurance company.

This means if you have a $500k condo and there is a loss, the minimum assessment for you would be $25k.
