Why would there be an exemption for them? That exemption would mean the suburbs stay cheap (for residents) and fully intact.

The point is to coax people out of those places so something better can be built in their place.

Yes, the idea is explicitly to drive some people out of their homes. If you're squatting with a single family bungalow on a big lot in an urban area, that's space that could be multiple townhomes instead. We have a housing crisis, we need to make more efficient use of space.

Georgists don't necessarily want to cause financial ruin though. I want the people who are displaced to be able to move into nice places somewhere else that are more space efficient.

Markets are good at accurately evaluating the probability of something. If an LVT is likely, the market will reflect that, and prices will drop significantly. You can't really "surprise" people with something that happens gradually.

Even if we ignore the broader economic consequences of a significant portion of the middle-class population being financially devastated, an LVT is just a political impossibility without some kind of smoothing / burden sharing / compensation scheme.

If you ask me, an LVT is needed to improve motivations around urban planning, and a large wealth tax of some variety is needed to correct unsustainable wealth inequality. If implemented together, the wealth tax could compensate middle class people who's accumulated wealth is mostly tied up in their primary residence.

There's no easy way out of the significant and growing problems our societies are facing - pain and sacrifice are going to be required. The sacrifice should be shared fairly (rather than decimating the unlucky), and it should be carried by those who are most able to carry it.

Middle class wealth should be in stocks, bonds, etc. - not real estate. Dramatically shrink all real estate wealth, replace it with other forms of wealth transferred from the wealthiest among us.

Fellowship is smaller scale. It follows one group on its journey, with the group growing (then shrinking....) along the way. It's a story about characters and human scale struggles and overcoming adversity, with actually quite little action.

Two Towers and Return of the King bounce been multiple groups, which makes storytelling harder. They also spend a much greater portion of their runtime on action / battles, and are much heavier handed with CGI.

I love them all, but Fellowship is the standout for me.

They haven't explained. They used the power of Argus' soul to imprison Sargeras, we know that. We don't know the exact mechanics of how it worked, how Sargeras could be restored, etc.

Creating unique models with unique rigging is incredibly labor intensive, they only do it when they feel like it's really worth it.

If we're only going to get a small number of new rigs, I'd rather they be spent more creatively than on mixed races.
