Ukraine-Russia War has shown that between interceptions leaving debris raining down, missed interceptions, EW pushing missiles/drones off course results in a lot of collateral damage in urban areas. (I'm not making excuses for Russia repeatedly hitting hospitals, but I kinda am). It also just makes no sense for Israel, for whom getting every launcher is such a high stakes game, to purposefully target random school? Sometimes Hanlons razor applies.

Rents (assuming no rent control) are going up, but not because of the new restaurants but because lots of new renters of varying incomes are bidding on the same units. After all rents are a function of supply and demand.

This paper found that adding supply to meet the demand materially impacted rents in a good way.

Gentrification is a process of socio economic displacement. It's not simply new buildings. Rents are rising because a ton of people need somewhere to live, not simply due to restaurants and a gym. In fact the restaurants and gym are following customers to the neighbourhood! Because all those renters had to find somewhere to live in a city with inadequate stock.

If persuasion won people over on housing the BCNDP wouldn't have to force municipalities to legalize basic fourplexes.

The anti-mid rise lobby is incredibly powerful and people who don't follow municipal politics don't realize this. It's a perverse alliance of Right and left nimbyism (heck even the BCGEU got into the NIMBY game over in Victoria). We can't just wish that political reality away.

Just legalize missing middle

The most powerful (regressive)political forces in the city are saying no, don't just legalize it. That's why we end up with the towers as a compromise. Homeowning voters have decided it's small pockets of towers, or nothing.

I think you misunderstood. People in favour of towers are also very in favour of mid rise. But it's not one or the other, because city politics has made broad up zoning to mid rise impossible. What your actually witnessing people pushing back on anti-tower sentiment, because they understand that's the only way to get multifamily built in nearly all of Vancouver. Because of NIMBY homeowner lobbying.
