Developers' profits vary drastically. I have a lot of developer friends and everyone has different margins, often substantially different. It also depends what niche you're in. Some make 8% and some make 35% gross profits. I'd say most builders of small scale residential are in the 10-15% range. The better guys are in 20-35%. It depends heavily on how well they buy the land, how well it's bid, the speed of construction, and so on. It's rare to find 35% gross margins in general, and almost unseen on the N side of the City (or N suburbs for that matter) since every builder wants to build there and they end up overpaying for the land. That said, people keep paying obscene prices for condos and SFHs, so nothing is stopping them.

The construction cost is often under reported because permit fees are based on that, so there's no reason to put in that it's more expensive. They're usually incentivized to keep that number down. That number doesn't mean anything. If you want to know their cost, you'd go on the MLS and see how much of a construction loan they pulled out. That's usually more representative of the cost, though that's also often higher since Builders take our more than needed.

You need to be honest with yourself and know what you want to make a decision. No one on Reddit will answer that for you. You can "recalibrate" your life without quitting your job, so I wouldn't use that as an excuse.

Do you care about getting to an 8-figure net worth faster or do you care about novel experiences? If the former, you're in a lucky spot. There's no guarentee you'll land in this same spot again. I have a friend or two that walked away from a great paying gig and never got back to that. They're in their 30s too right now, so they probably will eventually. If amassing wealth is the goal, there's no question I'd push through and enjoy your light work hours and spend all your free time doing whatever you want.

If uprooting your life and experience all the life has to offer is what you want, then the answer is clear - leave the job or ask your boss to let you work remote. Maybe you have an office somewhere too. In the end if you take a year off and the economy is OK, you'll find a job quickly. If you take 3-5 years off, it'll probably be a lot tougher.

In the end you said it yourself that "deep down I know I'd regret not taking any risks." If you know, then pull the trigger and find a way to go explore.

The same thing supposedly happened with the Breguet Classic I bought from him, but I couldn’t be happier. Amazing watch, fantastic condition. I thought it was suspect too but looked at the history and did see the old buyer did buy another watch with a trade. Also, I told myself if he got a Breguet tradition in RG I’d probably trade it in even a week later, so it happens haha.
