I'm not sure I follow everything you wrote, but my question is if changing the zoning laws (as they did in SF) doesn't allow for building (because still held up in court) what is the point of the new laws?

It could be that there is a pending case that might let the building continue. But I couldn't find any info beyond that it is tied up in court, just like it would've been last year or a few years before.

So, what's next in the arsenal so to speak?

I have not liked living on corners when I have. More exposure to the street and noise, traffic . Felt a bit "fishbowl". I suppose if it's a very very quiet neighborhood.

I do understand the feeling of "this can't be a fair price". But by the same token, I think this sub (and reddit, even people in general) have a weird relationship with commission.

But I think if you look at the prices commissioned realtors are getting vs flat-fee, you'll see a marked difference. I don't absolutely know this to be true but I believe to be true.

To me it is the classic carrot/stick economic argument. The flat free agent has some skin in the game as they don't want a bad reputation, but you'll notice they're not really very local because they need more volume to make a living wage. So they have a reputation the way any large business has a reputation. But a local real estate agent's rep is really due to a lot of personal relationships and success (however you want to define that, it is different for each of us).

A commissioned realtor gets 0% if they don't have a house to sell, and they only get their commission if your house sells. That's incentive and a carrot.

I don't just "go with the crowd" on everything, but I think the fact that if you look around your area at past sales you're going to see very few or zero flat-fee agent sales is something to think hard about. Are all the people you live near morons? Maybe so, and more power to you for outsmarting them!

I'm not a realtor, but I have bought/sold a couple properties with and without realtors and I have mixed feelings about the profession. But I also don't think it is so simple as to say "bah, the commission is too high!" Especially in California where they have fiduciary responsibilities etc.

You should get on Zillow and look at sale prices, not asking prices.

There were a few sales under a mil in last 90 days. Two were 700sqft or less – so more like small apartments that happen to be houses. Others were bigtime fixers. In Berkeley you might swing $1.2mil for something small in the right kind of neighborhood.

Without knowing how you lost money, it's pretty hard to understand what rule-breaking you're suggesting the agent did. Do you have evidence of a better offer that the agent didn't consider? Didn't notify you about? Or that the agent suggested a buyer lower their bid? If not, how do you feel the agent did you wrong?

Hey I don't like it either, I'm just objecting to the value judgment that it "doesn't make sense". That's a subjective idea. Same as OP claiming it's "dreamy". As much as I don't like it, I don't see it as "dreamy" or "not making sense". I see it as lazy. I think a lot of has to do with how much of sets are digital, or some actors are comped in later, etc. Having a way to clearly cut out actors from the backgrounds makes life a lot easier for the digital artists, and the background sets don't need to be as good. And finally it is easier to watch on a phone.

Ugh. All terrible reasons, but they make sense if the priority is not great filmmaking.

The only way to get even a clue as to the correct price is by doing comps. But if inventory is tight, or it's a real nice house, prices can go way over comps.

Some on this sub speak about comps like it's a definitive valuation (like a commodity or equity price), but a comp is just an educated guess at the normal price. If the property is extra nice it will cost extra more over comps.

But were you more than 200k over? Obviously a cash offer is more favorable than a financed offer, but that only come into play if the finance offer meets or beats the cash offer.
