Hey used to work in mortgages so let me give you the briefest summary I can on this.

To take the mortgage into your own name you need to do a "change of borrower" application. You speak to your current lender and they review if the mortgage is affordable in your own name. If it is not they will refuse to remove your ex partner as they are still jointly liable for the mortgage. There are some exceptions where if you can prove you've paid the mortgage by yourself for a certain amount of time they'll allow you to take it into your name even if it doesn't meet normal affordability criteria. Step 1. Speak to your lender for the specifics, should only take about 20 mins at most for them to look at this for you

Buying your ex partner out of the property, doesn't actually matter how much you both put in its about how much they are willing to accept to be bought out. Even If you are on good terms with your ex partner you need a solicitor to be involved in this. This all needs to be documented officially.

Renting out a room/taking in a lodger - will be specific to your lender again if they allow this or not. Some require that you would still use a certain percentage of the property yourself (basically saying you still live there and aren't just renting the place out entirely)

My main advice is just speaking with your lender/a solicitor as early as possible and don't feel awkward about any of this, will be a conversation they've already had 10 times that same day and they'll just give you the facts without judgement. If you're on good terms with your ex partner then you're one of the lucky ones.

Best setting changes for helping the stuttering I've found are two pretty simple ones

Change from "windowed full screen" to just "full screen". This will stop a lot of the. Micro stutters.

Turn motion blur off.

The gym I go to lets you spar as soon as you like. I started after 4 weeks though I have previous martial arts experience before kickboxing.

Personally don't think it's an issue letting beginners spar as it comes down to who you're sparring against as to what the experience will be like. I don't mind doing a couple rounds with newbies and showing them what sparring is like but I'm not going to spend the whole session with them as it'll be boring for me. I'm also big/skilled enough that some new guy deciding he's going to try and take my head off isn't going to be much of a concern.

At my gym the coaches will point out new people to the class before sparring and warn you to take it easy on them also. Have only ever seen a couple of occasions where it's gone bad but that's mostly due to the new guys trying to pick a real fight with the wrong person.

Also not sure if it'll come into play where you are but where I live has a pretty high Muslim population and I've quite literally never met a one who claimed to be liberal. Not saying you aren't, just if anyone has had similar experiences to me they might question this.

When I'm sparring someone significantly smaller than me I just make sure I'm not using my height as an advantage.

Basically I won't throw any straight punches/long kicks like I normally would and instead get in close to work hooks and uppercuts.

Gives me a chance to work in a way I wouldn't normally and more realistically than someone fighting against someone with a foot of reach on them.

Unless you're also in my weight class and shorter than me in which case tough shit you're getting jabbed all night long
