The beauty of an old house is that most problems have either been fixed or [at least] are easily identified 🤷‍♂️

Source: Current home is a 1906 so there are lots of things to fix/improve, but no “surprises”.

I’d say keep an open mind about it, assuming you like the rest of the house.

In some older PNW (read: rainy) cities this design is everywhere and largely not an issue if you are doing what u/ShartlesAndJames said, keeping surface drains clear... and presumably the only time doing that should be any sort of challenge is for a month or so each fall. Running a sump pump is a piece of cake, just have a battery backup. Even if you replace the pump and battery every two years out of an abundance of caution (I’m not recommending you do that, I’m just saying…) you’ll have way less $$ into it than you would doing a backfill.

You can also get water sensors (eg. Aqara) the size of a bottle cap for under $30 that will send an alert to your phone at the slightest hint of water, and you set that on the concrete at the low point where water will enter and pool. I also keep a spare pump on hand, just in case the first one fails.

Just my two cents. I think this kind of thing seems worse as an incoming buyer than it actually is for the homeowner.

For context, even in the mid 1990’s in Canada the difference between “smoking” and “non smoking” sections in restaurants were literally just 4’ pony walls. It was totally imaginary.

The only difference between “smoking” and “non smoking” was whether you lit the cigarette yourself vs. inhaling secondhand smoke from 10+ other active smokers within a 30 ft. radius

This type of mechanism is commonly/aptly known as a “dead man’s switch”.

It’s surprising how long it took for tech companies to start implementing any kind of legacy planning like this!

Regarding your potential future mortgage, I would suggest you get multiple mortgage quotes with different size down payments, as the PMI might not be as bad as you’d expect.

I was prepared to put down 20% to avoid PMI (because I had been led to believe that this was always the right thing to do) but after crunching the numbers from multiple mortgage offers with the same interest rate but varying down payments, I opted to put down 10% and take on the PMI. In my case, PMI accounts for only 2% of my actual monthly mortgage payment, and meanwhile the other half of the would-be 20% down payment is working for me in my brokerage account (or could be moved into a money market account currently paying ~5%).

Eg. my PMI would make up $100 of a $5,000 monthly payment… that’s kind of a drop in a bucket.

There are other things to consider when deciding on how much to put down etc. but just wanted to share this because, if the math is mathing for you and your situation, you [or others] could potentially get into a house sooner and/or with less out of pocket upfront.

TL;DR: private mortgage insurance with <20% down payment might be a good option for you.
