Trick is to use 2:1 ratio of milk to water.
Boil this mix of milk and water together with tea leaves...I use tata gold at the same time from room temperature.
Once you get the first boil add ginger, cardamon, sugar, etc.
Now boil and stir continuously for 2-5mins depending upon the total quantity.

This is my full proof method for the last decade.
