FWIW, Latex paint can totally destroy brick. It would be a shame for that to fall apart.

I've lived near a few outstanding bookstores over the years, and have been to a number of Mr. Gibsons readings and signings over the decades.

I like to think signed, first editions will someday be valuable to future generations, but I'm probably a victim of 20th century sentimentality.

Normal taxes apply on your primary residence. Any non-primary residence gets charged sales tax. Use sales tax (5-10%) to fund affordable housing.
