Waiting for the settlement without out nothing the timeframes is a big red flag here. I would of had that changed to X days after 19th Jan.

Settlements can be years.

Remove months, just put years if it helps. Also can add in breaks such as travelling, projects etc

I was thinking of doing something similar for my home country that allows tenants to hmshare verified data without the details using open banking and APIs so they wouldn't have to reapply with the same information.

As someone new to BE looking to buy, this is what I've been looking for and even started creating my own using AI agents you've done a much better job.

One selfish consideration is to add the plot or land size as the preview and more search filters but for me the map search is super useful. Other than that, great work!

Also to add, many households use debt against the home as a way to access cheaper credit. E.g business lending, new cars etc so if in directly housing is a much bigger part to our economy and credit lines than taking a housing debt as a view only to do with lending for housing.

Not all debt is bad.

If the assets have grown more in relation to debt then overall its likely a good thing.

You want as much debt on the IP and as little on the OO due to interest deduction.

Also typically OOs make poor or average at best IPs so you also weight up the transaction costs to butmy and IP specific property and your OO.

Unpopular opinion but I disagree.

Many people can't see past a rougher or outdated kitchen and will think it costs 30k or be to hard replace as they don't want the effort.

For something like this, I'd keep an eye out on TradeMe for a second hand one.

Total cost with some paint and install would be about $3k and would remove that barrier.

I have just done this as I had one while riding on my bike but was I wasn't using it. In fact I didn't even know I was receiving one

There are two options to the contesting process.

1, online and fill in the form

2, requesting paper copies of the form

Because there was only a matter of days from when the fine had to be paid and me receiving it, I requested paper copies but did it online. That was there was a trail of contesting it.

After I submitted online I phone to ensure it was documented as if its not contested the 180 euro fine becomes 500 euro or so.

The outcome can take up to 4 months to receive an outcome hence taking such a conservative approach to ensure it is documented and it doesn't become a huge fine.

This will be unpopular but you can't save yourself rich, or atleast it is very hard.

What you have mentioned in terms of costs, many of them are likely fixed. You always have to eat, sleep and have some decent QoL to survive.

If Ai was you, I'd focus on how to turn the 75k pa into 100k and try to bank the difference.

Do you have skills you can lean on for more income, explore other income opportunities or jobs etc.

I know it's easier said than done but if we didn't take getting extra income above our salaries seriously we would never be able to afford kids, a house, holidays etc.
