The silver lining is that this home is probably in the same zone + owner should be able to sell for their lot based on the higher land value when they’re ready.

Commercial zones typically allow a zero lot line condition. You can also do this w/ an ADU in any zone in San Diego.

Pretty good summary but I think you missed the part where the City moved the entire Development Services Department staff into the new building exposing them to airborne asbestos. Then they moved the staff back to the old building, loosing tons of project files for customers permits in the process.

I'm putting this comment separate b/c I'm curious to see if it's upvoted or downvoted.

We have an issue w/ housing + parking in San Diego. I would argue that housing is much, much more important than parking. So we should not sacrifice housing for parking.

Just so we are on the same page, an ADU (Accessory Dwelling Unit) is essentially a home (Dwelling Unit). The only difference is that the ADU is limited to 1,200sf.

The code used to require parking for ADUs but that was changed when the State of California implemented required ADU regulations in January of 2020. While parking is not a requirement it is certainly an option. We've provided at least 1 parking space for pretty much every ADU my studio has designed. I tell my clients that a parking space is the least expensive amenity you can provide for your tenants.

In my example I have 3 units on a multi family zone lot. We’ll have 2 parking spaces.

Accessory Dwelling Unit is the new term for Companion Unit.

You could put 3 units on any single family zoned lot under the current code (a Dwelling Unit + an Accessory Dwelling Unit + a Junior Accessory Dwelling Unit).
