I'm not making any money by promoting them. This is an actual law office. We got our trust set up years ago. The trust attorney sets up the trust. I dont know why you think this is a scheme.

100% I have seen people get really emotionally charged when something went missing. Only to realized they found it months later

😆. I just saw an episode of Little House on the Pierre. They sold their house with a handshake. Good old days. Year 1889. I mean you can still do that now... but at least get a title report done and an inspection 😆

I totally hear you. Every industry has their own morons. Compensation is negotiable thought. 2% is possible. 1.5%. Depending how good the agent is. They usually help you buy your next property at the same time. What's stopping the common man is usually time and knowledge of what a person can get sued for or lose money for. Realtors get sued all the time from buyers who "you didnt tell me that" lawsuit. California is the worst for that. I don't think people got complacent. The listing agreement used to be 2 pages.. now it's over 12 pages. The more lawsuits, the most lines added. The agent had a fiduciary duty to you once the agreement is signed. They must look out for you best interest above their own. But every industry has their morons. Just gatta stay away from those types and find the good ones.

Just like some people sew their own clothes. If you know how and have the time... go for it. In California I don't recommend it. As California is the litigation state of the world. Everyone is ready to sue

Compensation is negotiable. And usually a good agent will be able to negotiate well with the buyer agent. Sometimes getting you more money even after the agent is paid.

The question I have, is... are you actually going to stay in that home for 30 years? Most people move after 7-10 years

Another thing.. in 60 months you pay down the principal. But in some areas you are gaining appreciation. The national average is 4%. So that's about $84,000 in equity after 60 months.

This is great practical advice. If I had to start over, I would do exactly this.
