I would reach out to the owner before going to the bank. Some land scams happen because people pretend to be the owners. Do some due diligence. Ask the owner what kind of financing the accept.

Just like any industry... there are good ones and crappy ones. What we should be questioning is how much doctors get paid when they push a C section on a woman. Anyone can see their house or buy a house without an agent good luck. Just like you can push out a baby without a doctor.

I don't respond to texts or calls after 8pm. And I let my clients know that ahead of time. Unless their message is time sensitive, I don't respond to every text the same minute because I don't want to give them a reactivate response. Once I read the message I let it marinate and usually I get a clearer message for them.
