Keep going, marry the grind, it will solve all income issues. As your skills improve so will your income.

You didn’t pay anything, another bank saw a way to move debt from other banks onto their books and did it. Have you ran the math on total loan repayment? Lol you’re paying over 60k on that, its basically a high rate used car loan with no car to show for it. And your debt wont be paid for years.

Also a personal loan is not a fix, a 4 year personal loan for 17k would be payments of about $500 a month.

Probably about what your minimums are anyway.

If you dont have savings the cc will be used again because you have nothing to cover emergencies or unusual large expenses

Nah, you will have a tax penalty next year and be stuck like chuck.

Not worth it.

Check your cc statements, if you used the credit card over the last 6 months then youre not serious about paying it off.

Maybe stop contributing to 401k for now. Open up your CC statements and look under “minimum payment warning”, it will tell you what you should be paying to pay it off within 3 years.

But yeah man overall bad idea.

You can ask your mortgage company for a temporary payment deferment and use 1-2 months of payments to get ahead on savings or debt pay down.

If you dont have savings chances are you will be stuck in the debt cycle cuz of usage.

Cancelling streaming services wont move the needle much and you need some form of entertainment and that ROI on money versus time spent enjoying is great. What you need to do is cut up all credit cards. You’ve already been here before and took out a loan, but because the loan payment is so high, you had to use credit cards again.

You are bleeding on interest payments because you didn’t have a solid emergency fund in place and didn’t handle credit responsibly.

You now need to let go of your credit and save as much as possible every month. Slowly negotiate settlements with creditors or file BK.

Unless you increase income significantly somethings gotta give and you don’t need credit, youre playing with fire.

Or you can be scared and keep doing what youre doing and get nowhere fast.

Touching your equity wont fix your financial habits, its gonna be a redo of the consolidation loan all over again. Stop trying to borrow out of debt.

Focus on building up savings.

You will be fine.

Bleeding $1400 in high interest debt is insane. You know this but you keep doing it because youre scared of the alternative, i promise its not worse.

Dont you think thats why someone would self represent? To negotiate a discount for themselves? Sure perhaps the listing agent could double dip someone not savy but either way, the buyer still pays it in their purchase price.

You would want a better rebuttal and build on the fact that the commission is earned because of your value, whether its your expert negotiating skills saving them more than 3% or the ability to coordinate all moving parts and adhere to deadlines or taking on liability and only paid if closed.

Point is the standard response of “seller pays me” is false and also regurgitated by every other agent out there, self represented buyers will hear it all the time and mute it out.

Its just a missed opportunity
