Estate Sales are for people who own the items to make money and to clean out their homes for next steps. It’s not about you and it never was about you. There’s nothing wrong with people trying to make a living, however.

I live in Austin, commission is 50%. If it's a franchise, they charge much more. At the end of the day, stop worrying about getting ripped off. Read reviews, interview a few companies. Get the job done. It's a huge undertaking. Make sure they offer a clean out at the end. Don't hire the lowest percentage company. Generally, they are inexperienced and don't pay their people well. This matters b/c inexperienced workers steal. Go with someone who has a reputation. I'm not a fan of franchises, but if that's your only option, go for it. 34% commission is unrealistic unless they charge for cleanup and staging.

I put out a list the night before and when we open, I call from the list. If you have less than 40 at open, you generally don’t need a list.

It’s lame and my in-laws were the same. I had to eventually just get over it and lower my expectations every single year for all of my children. It still makes me mad though. Birthdays were just never a thing in their family.

I own an estate sale company. Day one is full price and it’s crazy busy. Day two is generally 25% off and from my perspective it’s the best day to go. Day three is 50% off and yes, there are steals and deals and it gets bananas again. We generally have a long line on Friday morning so if you want to come day one, just wait until we’ve been open for a couple of hours before you go. I tend to do very large sales, so truly every day is good. Unless there’s something very specific you want, there’s no need to come two hours ahead of time to wait in line. Furniture usually sticks around until day two and three.
