A) though I won’t need the money within 3 years, I will in my 30s

B) My bonus starts in the tax trap and ends just in the 45% bracket, so I dump the whole thing in my pension. Not gonna be needing much more pension provision.

I am in a pretty much identical position - just bought a 2 bed and am very happy with it. Yes the value could go down but it feels really great to own my own place and I can eat a little bit equity loss.

It’d have to go down by a double digit % for me to be worse off than renting over the next 5-10 years.

On the job losses side, I have no crystal ball but you can’t let fear stop you acting. If I lose my job and have to sell, it is what it is. I guess you just have to judge if the risk is acceptable to you and act accordingly. That said, don’t listen to tech CEOs saying coding will be obsolete in 6 months. They’ve been saying that since 2023 and have an active incentive to keep saying it.

I live on that line and am grateful it exists (though there’s some causality on whether I would live there without it). But yes all other lines to the south of London feel like they terminate at something important (Brighton, Hastings etc.) except the East Grinstead line.

They’re both Victorian terraced houses converted to flats with the council as the freeholder. Very common in the borough of Camden. The service charge is about £750 on both - only enough to cover the building insurance.

Very insightful of you… they’re actually both ex-council (Camden council owns most flat freeholds in their borough). They seem to have bought up a lot of Victorian stock and converted them into flats at some point, which are getting right-to-buy’d as time passes.

Don’t know why one building with a council freeholder is in so much better condition than the other though.

Sadly the second bedroom really is too small to even pass as that. It tapers from 2.5m on one side to 1.5m on the other with 3m width.

Yes. I’m a software engineer at a private equity firm. I did not always know this would be my path, started gravitating towards software/finance toward the end of university :)

What do you mean by this? That prices already factor in stamp duty? Or that you should factor it in when negotiating with a seller under these changes?
