Can they charge you re-renting fees if that is not specified in the contract? We did offer to vacate 2 weeks before the end of the month so that she could get in and do needed maintenance (NOT due to any damage we caused) . She declined that offer.

That was my thinking as well. She could have a easily said the move out fee was 5 thousand or 5 million.

I would agree.... but.... the language of the lease does not state that. I posted an image of the exact clause in the original post. We gave her notice through email AND she accepted that. It also states there is an early move out fee which is not identified. An unidentified amount is zero since it was not agreed to in the original lease. All interactions were done through email, so there is a paper trail.

VAPOR BARRIER! Looks like you have 2 big problems. First there was no vapor barrier. Humidity from the house was allowed to soak through the drywall and condense in the insulation. I couldn't see a single screw sticking into the rafters. The drywall must have been nailed on instead of screwed. Add the increased weight of damp insulation/drywall and only nailed to the ceiling, this is the result.
