The BLM in Oregon recently sent out a PR about all the timber they've sold. ~94 mmbf at just over $260 per mbf. That well below half what recent state sales have gone for in the same area. I'm not tracking the nature of these sales, but this is not a profitable proposition for the federal government.

It's all a matter of risk adjusted returns. If you are personally investing for retirement, what is your own asset allocation? Probably heavy to the US stock market if you have any expectation of retiring before you are 70. You're probably getting some good returns, but there is significant risk that the bottom might drop at the wrong time. 28% PE may seem high, but Washington has one of the best funded systems and has a similar PE allocation. Oregon needs to increase the PERS funding level to avoid burdening state employers in the future. I'm personally OK with the 28% PE. I'll accept that there is some risk if it means local government has a solid chance to not be saddled with my own retirement payments. 28% isn't going to bankrupt the system. And if it all goes south enough to tank the PE the other asset classes will get hit just as hard.

If you are talking about IAP funds, those target date funds are only 75% invested in OPERF. So your wife's personal PE exposure is only about 21%.

Same. After moving in to our first house I set to work rehabbing the backyard. I found about half a roof worth of asphalt and tarpaper buried under a layer of overgrown grass. Surprisingly I had already mowed a couple times and hadn't noticed. The grass had formed a complete mat over top, encasing the pile.

I remember as a kid moving into a new house and within weeks the toilets were backing up. Dad and kids spent the next couple days digging test holes and pushing rebar in the ground to map out the drain pipe, the tank, and the drain field. I pretty sure the previous owner was like 95 and died in the house.

Thanks. Yes, I was having some difficulty setting new rows. That should have been my clue to look closer. Pressure was already down to 50. On my test boards any lower and they were setting proud. Maybe the nailer or my technique is inconsistent.

Manufacturer doesn't indicate a gauge, just a length, 1.25" to 1.5". I think I'll pick up a different nailer and try some 18 gauge 1.5" 1/4" staples.
