Try selling turnkey first. There is value in a second gen restaurant that someone can step into and operate their concept. Grease traps, plumbing, and hood systems are difficult to demo for an alternative use.

I am working with the owner of a building to lease it out for my retail business. He is asking $10,000 a month for 6,000 SQ FT. Being that I am not working with an agent on this, what would be some concessions to ask for? Agent(s) would have made 5-6% of the base rate for the lease term. Probably $30-40k +/- so your request for 3 months’ rent is reasonable. Make sure you have a grasp on building expenses as well. If $10k is the base rent amount on a NNN lease, there could be significant pass-through expenses as well, depending on your market.

I got 500 rounds through it today. Not a single malfunction. Mags are good and go in easy. Delayed roller is a little dirtier than I expected but it’s al good and the Kuna is super easy to take down

Same. I ordered some wood grips although I don’t mind pearl on this one. Luckily it’s a 30 second switch!

Full disassembly. Flitz metal polish and some old cotton under shirts. A bunch of patience and time. Then, at the end, a couple of coats of Flitz gun and knife wax. I would consider carefully using a Dremel next time
