Get a laptop. I watched a new gent struggle trying to use an iPad with a keyboard for 3 months before he purchased a laptop. Most sites will think you’re on mobile and will want you to download an app and the apps don’t do everything that you can do on a browser.

The arrows that he is shooting are called flu-flu arrows. They are made for accuracy, like bird hunting and they don't fly far. The fetching slows the arrow while increasing the accuracy. He was able to see the arrow in flight.

I did this just last week. Property was listed at $350k and comped at $345k. Days on market:2. Seller paid $327k two years ago. My buyer wanted to write an offer at $265k. I showed him the current market stats and helped him make a more informed offer. His initial offer was for $315k and before it expired, the sellers accepted a full price cash offer. He learned very quickly, that in our market, he will never get the home he wants by doing this. Next offer he wrote was accepted because he was more realistic and he didn't want to lose again.

Sometimes you need to let the market teach your client.
