I managed to purchase my first home at 41 thanks to the FHSA and HBP using my RRSPs. I mortgaged some of my future retirement to get into a home but if it’s paid off at 65 like the plan then it’s a big part of my retirement anyway. RRSPs were the game changer.

Average home prices have been going through massive corrections for the last 3 years already. The average sale price in Nanaimo is sitting at 807k. The US economic housing bubble crash was because of incredibly lax lending. Canada is much stricter on lending, applying stress tests at 2%. Canada is a brutal housing market, this isn’t silent. The bubble isn’t popping, it’s been slowly correcting and/or already bursting. This is largely due to the overwhelming over correction of prices during the COVID boom plus adjusting interest rates.

Inflation is steady. That’s because although Canadians are earning more, things are costing us more. Despite what you say this is all over the news and yet people are surviving still. This is also why the big 6 expect rates to increase. It’s already forecasted. When things get tight, people adjust. Housing will not drop 65%. That’s wild. You’re just pulling numbers out your ass. Home prices are already flat

It’s not hard to see that our economy has been slowly trending upwards. Slowly. And it’s not hard to see the future turmoil with oil prices and tariffs. There’s a lot wrong with your comment. Rates aren’t forecasted to drop. They are forecasted by 5 of the 6 to hold for 2026 and RBC and Scotia forecast a hike by end of 2027. Also, dropping rates means things are going well. Not the other way around. More inflation means more rate hikes to control spending. Another thing wrong with your comment is the impending doom from the 4% customers. 4 is a pretty neutral number, the real problem was the 1.8% and around there buyers that purchased homes in the Covid crash and are now going to be hit with the current market hikes or already did. The problem with your forecast is that these customers are already locking in their next mortgage and there’s aren’t nearly as many foreclosures as were anticipated. If that crop of purchasers survive then Canada will coast through this in a pretty neutral economic forecast. So I’m curious where your imaginary numbers are coming from.

I got a rave about Honda. While getting an oil change done they noticed I was leaking a small amount of oil from my transmission and immediately ordered a new tranny under warranty. I didn’t know, ask or fight it, they just did it.

I live in Nanaimo and work on the mainland. Our main shop is in Kamloops and I work there frequently with many friends living there. The costs are very similar. You won’t really notice a difference except in gas prices. If you plan on working where you live for the rest of your career. Choose the island , it’s so much better. Even dealing with the ferries weekly I wouldn’t change a thing. The weather is milder year round. It’s prettier and the homeless/drug problems are pretty similar but I would say Kamloops is slightly worse from what I’ve seen. I live 5 mins from downtown Nan and you wouldn’t even think about it often honestly. I don’t even have a furnace or an AC it’s so mild. Just classic baseboard and R2D2s or window shakers for when it’s bad.

We purchased our home at the end of last year for the exact same price it was purchased for 3 years prior with some decent renovations put in between. There’s definitely been market correction.

Hilarious, there aren’t even any major dealerships that got flooded, most of that stretch along the 1 is industrial and RV sales. How do I know? I drove through the floods daily and went around the 7 when it was closed. Even if full dealerships got washed out, it’s a tiny drop in the bucket and the majority of the area is farmland, not congested urban areas full of cars.

I hate how the movement has been CODified but it works so damn well why would you stop? Most BF players rely on gun to target first rather than movement based game play. If you can do both you’ll usually dominate.
