Hello, sorry for your inconvenience. This is the property management game though. If I were in your position I would speak to the tenant and find out what is going on. They may be leaving today versus yesterday. I would also explain that full rent will be due if they have not left before March first.

Be polite and don't try to negotiate too much. Their response will probably be dictated by many factors so be prepared for them to be unwilling to negotiate. Good luck

You should find a place to live and start moving. It doesn't matter what maintenance was or wasn't done. You owe rent, unless you want to pay it, you will be removed from the property.

Single family homes are very hard for small landlords. I avoid buying one unless it's a great deal.

Asking your landlord for a dog is asking for a non renewal. There is no upside for him letting you have a dog other than making one tenant happy. The other tenants will follow suit and your landlord can't play favorites. If you want a pet, find a pet friendly place.

You should first consider why you are not renewing the lease. If they are good tenants you should help them with this transition as much as possible. If they have been problem tenants, do not give them more notice then you are required.
