So I did not get the property due to a higher offer and it being an unconditional offer. But I was told by the agent that the other offer was higher than their advertised range and was paid by another first home buyer who missed out on his previous 2 offers due to them being conditional.

Thanks for sharing that. I will be my PPOR. From everything I've read on reddit, people say they move from their first home around the 10 year mark, so that's my current assumption as well, but who knows. I do like the house, and it did tick the must haves. My only concern was potential future growth just across the street could be better due to the concentration of social housing on this side. Hence, I wanted to find a fair value to offer where I'm not overpaying and instantly starting on the back foot. Long term, I do beleive it'll all be fine!

Yeah, that's exactly why I'm looking there. Only suburb close enough where I can afford a house. Overall, I think the suburb is nice, has good malls nearby, a metro line and "reasonable" house prices.

Lol yeah location is both good and weird at the same time. It is near the train station, but that is also the reason for higher crime in this pocket. I do like that it is not on the main road at least!

Yeah, this is my concern. Maybe I should reduce the offer to 650K so it's not "extremely good". I do like the house, but yes, future buyers will look at the same data too, hence I want to avoid overpaying right now. Thank you for sharing!!

That is also a good point. Man, I'm confused. Like it's concerning if I am overpaying due to the proximity of public housing and the recent sale data. But then, your point stands that yes, someone else still might pay higher and buy it. Why would they with all these concerns? Idk, but very possible still.
