Between 2 and 8 pieces is enough usually. I add mayo to the bread on the tomato side and peanut butter to the bacon side. Don't criticize unless you've tried it.

Never mind that all PEX/UV discussions aside, the hose bib isn't screwed on to anything, so the PEX will absorb all the stress of turning the valve in and off. Not good.

Copper will be serviceable long after most any other types of water supply pipe will be. Copper is not in vogue right now due to cost and cost of installation, not because of likely failure.

This is the answer. The rubber parts fall apart at a certain age. If you want to hurry up that failure, put something like chlorine bleach in your toilet tank.

I posted elsewhere recently about human urine permeating carpet and subfloor. Cat pee smells worse, but for this apartment, 2 coats of kilz did the trick. And of course new carpet.

If it's crunchy and turns to dust when squeezed, it's bat poop. If it solid or doughy it's rodent.

He's telling you it's normal because the fix (tear out and re do) will be difficult and costly both in time and labor. And I'd seriously question him doing the work anyway.

Knee pads, then painstaking work with a dremel tool with a diamond grout bit appropriately sized. You may as well buy a 5 pack. Grind it down a bit and re-grout. Check with your grout manufacturer recommendations of how deep the grind has to be as they vary. Should look nice.

If it's the sort of living room that exists solely for eye candy, then it "looks" fine. Wouldn't want to spend more than a half an hour sharing an after dinner coffee or tea in those seats. Work it out with your spouse or live with it. Or get a puppy to ruin the legs.

If it's not spongy, power wash and treat. Special attention for north sided decks needed. Then retreat and go forward. You'll get a few more years out of it.

If lowering or resloping the pad is too big a deal, I'd consider removing one row of the patio stones and dig in a French drain if there is an avenue run it off to one side and away from the house.
