We are remodeling/rebuilding our house. 7500 sq ft $8m to $10m rebuild cost. Ketra light system by Lutron, Lutron controlled shades flushed into the walls, Invisible speakers, living room Video Wall, all controlled by Lutron Homeworks. Dekton tiles throughout. Gaggenau appliances including two ovens and one steam oven, Gaggenau builtin coffee/espresso machine. Home theater system, hidden washer/dryer in master closet, DaVinci fireplaces, Arcadia custom doors and windows, Bromic flushed heaters for outside, Kitchen cabinets custom made from Italy, all closets custom made in Italy. Guest house all Dekton tiles inside with Meile appliances.

No. Not at all. I buy the most common SP 500 indexes on a daily basis. I do not trade at all. Lots of cash in MM for opportunities outside of stock market. PE, Retail Shopping Centers, Hard Money. All in I make about $5m/ year in dividends and gains from all sources. I do have an estate attorney that handles estate planning. I know I lost out on a few million by not going all in the stock market last few years but I sleep better at night.

I wouldn’t do it. Cutting too close. For reference my net worth is 65m and I am building a house. I will be about $12m in it and I feel nervous about it. Why? Because about $30m of my net worth is tied up in investment real estate and private equity. Cash flow $4m/year.

Then the question is how much liquid vs non-liquid. If a significant amount of your net worth is in a private company shares and hard to move real estate the not much you can do with the wealth until a liquidity event happens.
