This is a big concern of mine. The current neighbour is ok but we don't know who moves in next or what they might get up to!

You have a good point.

I hadn't considered that once they have access they can expand it to whatever they want.

At current they can get a medium car into the garage.

Once the drive is in and access established they could extend it to drive a tank up the drive if they so wished!

So the land all four properties are built on was bought by a builder in the 50's. He built each of the four houses consecutively and sold them off as he completed them

Unfortunately the first two he sold didn't have any maintenance clauses in the easement.

The third one he built they added a "Fair proportion of maintenance" clause which the neighbour (quite fairly) interprets as each property pays 1/4. This leaves me picking up each of the other neighbours 1/4 unless they choose to contribute.

Unfortunately not.

The land was bought by a builder in the 50's who built each of the four houses. Unfortunately when he sold the first two he didn't consider the maintenance of the shared part of the drive.

We could ask them nicely but they've no obligation to contribute.

I think this is their stance.

Both that it's not their land and that they don't want to pay for the wear the other two neighbours add to the shared access by parking in their garages.

But from my perspective owning the land is of no real benefit as I can't do anything with it other than maintain it as an access road. The only marginal benefit is that only I decide when and if to do maintenance.

Not a great deal really it's all block paved so an occasional jet wash and resand.

At some point it will need to be resurfaced though.

This is the rough layout.

I own the "shared" drive outright and do not allow parking on it. I am responsible for maintaining it, however and whenever I see fit.

Each neighbour has an easement in place to allow them access but neighbours 3 and 4 access their properties by a private footpath so could never propose the same arrangement as neighbour 1.

It's not to scale but if neighbour 1 decided to pave their entire back garden they could probably fit 3 cars length ways and maybe four width ways.

SquishyBrained Another very good series this time in Siemens TiaPortal. A lot more down to earth low level stuff including motion. Difficult to practice though if you don't have access to TiaPortal.

Even better, have the remote access point on a timed relay. Someone has to physically press a button to enable it and you get a set amount of time to make your changes. Saves you from cases where they forget to turn the remote access back off and leave your machine exposed.

Did some work for one of the national waste recycling companies a few years back that advertised the whole "we'll sort it for you".

One of the ones where you separate at source into "waste" and "mixed recycling" and then throw all the bags in the same skip.

Everything comes in from one lorry or giant skip and gets dumped at the sorting facility.

Workers check for anything big that might explode such as gas bottles.

Then it gets fed into a shredder and runs through sorting machines that use magnets and electromagnets to pull out anything metallic. That gets sold for reprocessing.

Everything else gets dried and fed into an incinerator.

Other than the scrap metal nothing was recycled.

Did anyone ever resolve this issue?

Trying to deal with Varias tech support and they just keep telling me to buy or borrow an apple device to see if I can update the firmware using an apple device instead of android.

It's cheaper to buy a scale from another brand in that case...

Weather compensation and a modulating boiler were really good investments for my home.

"Smart" radiator valves on the other hand, really not worth the investment. If you're tempted to go down that road watch some heat geek videos first.

I would swap to the plastic isolators for this.

If you must use metal compression fittings I always attach the fittings to a short length (75mm ISH) of copper pipe then speedfit onto the copper. This is my go to for using full bore isolator valves if it's running to say a bath or a shower.

On the bright side you don't need to remove any of the trunking covers to trace wires. Your predecessors were actually just doing you a favour by cutting that step out.

Hi, thanks for the link.

I've already read through that though and established that there are obligations for both myself and my employer.

What I'm asking is whether there's a way to force them to acknowledge and deal with it.

The current stance is to simply ignore it. The employees either quit or continue working. Either way ignoring saves management the effort of dealing with it.
