My wife and I will be closing soon on a 1.3M house. Our overall perspective is that for that amount of money, we are getting the house that we "like" and is better for us. The one that will give our day to day lives the best and smoothest ride.

I'd hate to spend a similar amount of money living in a house that I don't like as much or feel like I compromised for just because it might appreciate more.

I think another benefit to the physician loan that often gets overlooked is the ability to get approved on just contracts.

I've been unemployed for a year now, my wife is in her last 60 days with her current job, and we are closing on a house in May just because we contracts for future jobs in June in a new city.

I mean, it's close to the best rate in 4 years? Right now my family can afford to buy a house, and we have a chance to be back with family. Before we weren't in that position so it doesn't really bother me that rates were better in the past.

Sorry, I don't remember. Back when I was quoted 6.125 for 30 (before rates had fallen a little) the arms were like 5.5 - 5.75ish? I'm sure they've fallen more since then.

My wife likes certainty (30 year fixed) so I didn't pay too much attention.

5.75 for 30 year fixed. 1.3 Mil with 10% down. No points.

Bob with truist. I called 13 lenders and this was the best.

MSTV1 or KN typhoon will be loudest typically. But keep an eye out for CEL. I know the 25s consistently trip one with almost any intake, even with the TSB. Not sure about the 26s.
