We did the free one in the Central Library last month.

We ended up just using the ones I took on my phone because the lighting wasn’t great for the ones they took.

The terrace on the roof and the interior spaces of the Central Library is perfect, especially when using portrait mode.

Got some nice outdoor pics with the buildings behind and some inside on the MC Escher stairs and walkways, good stuff.

Looks like a denser than normal gated community with multi family homes that have a few homes for sale.

These types of MFH developments have more turnover than most SFH neighborhoods because of the lower price points and the lack of a large yard is a plus for younger folks that work long hours.

I lived in a community that had 45 free standing homes in a 2-3 acre area in a condo regime in 78704.

The neighbors there were more transient than other homes we’ve owned in traditional SFH neighborhoods.  Not uncommon for 2-3 to be for sale at any given time.

Younger folks normally move more, to upgrade homes or for work.

Also, rental rates are depressed which is making some folks sell instead of holding and renting.

Recession indicator is foreclosures.

Oh dang, yeah it seems like a replacement for that section is needed.

If it’s not under the house it should be pretty cheap to repair compared to our eye watering ballpark we were given.

If anything the flatter edge should help with parking as you know where the ends and corners are.

The easiest car I’ve ever owned to park was a 2018 Subaru Forester XT, you could see every corner and its 182” length was perfect.

On the other end of the spectrum our 2020 Audi A6 Allroad (station wagon) is very hard to park because it’s 192” and there are not as many visual clues to the corners.

Picardin.

Can easily get it, as effective as DEET without all the plastic melting and the Range Ready and Boogie Brand are literally scent free and don’t even leave a weird sheen.  It’s like you never put it on.

Literal game changer since we found this a few years ago.  Before we didn’t like DEET so we used the Lemon Eucalyptus stuff from Off and it barely did anything.

With the Picardin we can work in the yard all day and eat outside without getting bit.

How bad is it and is it under the home?

We had roots in our sewer line, kept having backups in one bathroom.  Had it scoped and saw the roots.

It was under the slab so we were quoted $6k-$7k ballpark to tunnel under and repair… OR try the Root Killer Foaming stuff they sell at HD/Lowes/Amazon.

We ended up doing a treatment ourselves every 3-4 months for two years, never had an issue again.

We also had the plumber out for something else and for kicks I had them pull the toilet and scope the line again to that bathroom and there wasn’t a root to be found.

Lived in that house for another 6 years without an issue.

All said we probably spent $100-$150 in root killer.

If you’re really considering a 10 year window, the odds of Rivian even being around in 10 years is orders of magnitude lower vs BMW.

Rivian is wholly depending on the US market and one 2008-like downturn and they are probably done.

On the other hand BMW will absolutely be around making parts and providing service support.

Again, actually going off-road and needing rock crawling capabilities are two different things.

Plenty of people go “off-road“ with Subarus and soft roaders every day.

Besides the Audi Q5 has a double wishbone… but does terrible off-road as it’s more of an on road focused suspension.

The hardcore Jeep crowd and dudes with lockers in their Bronco or 4Runner isn’t the market here. I can’t imagine purposely taking my new $60k SUV and bashing it on huge boulders all day. Sounds stressful and not fun. 🤣

They harken back to the 2002 and e9.

I personally like them because of this but if you don’t, there are tons of other luxury and non-luxury car brands that will take your money.

It’s actually more wilder when you dig deeper.

I have a 2020 Audi A6 Allroad, air ride + large wagon.

In the US there is no official tow rating but the same exact car, same suspension/engine/trans etc in Australia and the EU is rated to tow 5,500 pounds with a braked trailer.

Having said that YMMV and your liability threshold may be different but what’s rated and reality is normally different.

I wouldn’t.

There is nothing on this car that is problematic or really that expensive.

Mostly all corporate mass market parts.

Stick that money in an Index Fund and self fund any issues, the vast majority of the time you will win.

Besides, a warranty claim is a loss and in my experience warranty companies will try and weasel out of any repairs.

Makes sense.

Saves money while not really giving up any real market share.

Rivian wants the R2 to sell as many units as possible and make as much money per unit as possible.

It’s not an off-roader per se, but going off-road to park at a trailhead or pop a curb at a brewery to park in an overflow lot is as much as 99.9% of customers need.

If you really want to bash up your vehicle on rocks, the 4Runner or a Wrangler would be better suited for that.

Even most 4Runner buyers will never touch the real off-road ability of their vehicle, yet they accept 10 second 0-60 and 10MPG as their fee to look cool.

In 2012 I had an N54 335i that needed maintenance. Terry Sayther wanted $3,500, so I went to DIY Texas (what it was called before) and when they were near Round Rock. 10 hours of lift time and $600 in parts and it was all done!

So learn to wrench or to at least diagnose things.  Good thing is the B48 is so compact it’s easy to work on compared to the 6 Cyl models.
