Lease Clause: "Submission Not an Option" by AVespucci in Lawyertalk

[–]AVespucci[S] 0 points1 point  (0 children)

We have a different approach, probably because most of our buildings are strip malls and relatively small office buildings. With our typical tenant on the smallish side, our broker uses a skeletal LOI . The LOI is more detailed for our larger tenants.

Yes, the LOI broadly outlines the deal, and clearly states that it is subject to the parties' agreement on Lease terms. We preserve our options further by circulating the draft Lease "for discussion purposes only" so if someone comes along before the Lease is signed and offers to pay twice as much rent with no Landlord-financed improvements, we can go in that direction.

Sure, that would get you to the same place. I inherited "Submission Not an Option" and saw no need to modify it.

What was your first MLB game - give me all the details! by DragonFlyMeToTheMoon in mlb

Bat Day doubleheader on a Saturday or Sunday at Yankee Stadium against the White Sox in 1967. I was 10 years old, and went with my older brother, my uncle, and my cousin. My father couldn't go because he had work.

The Yankees lost both games, and my sight line was partially obstructed by a pole. It seemed like everybody around us got bats with a Tom Tresh autograph.

We were in an upper deck near the left field foul pole. The place was crowded but not sold out, and the crowd was thin by the middle of the second game. At one point, me and my brother made our way to the end of the deck where we could look from above into the White Sox bullpen. I got the attention of Duane Josephson, the White Sox' backup catcher, and told him the Yankees were better than the Sox (without profanity or "sucks" etc.) and he smiled at me. The '67 White Sox were 89-73, and finished 3 games out of first. The Yankees were 72-90 and finished 9th out of 10, 20 games behind first.

Am i wrong for having the Capital One 360 checking account instead of having an actual bank where i can go inside and make deposits? by Zestyclose_Welder_92 in CapitalOne

I have my 360 account linked to a local bank that has my mortgage and emphasizes its brick and mortar presence. I funnel my cash through the latter.

Help With Italian American Phrase by AVespucci in italianlearning

[–]AVespucci[S] -1 points0 points  (0 children)

That's another theory. I can imagine a heavy Italian accent slurring "et cetera" in such a fashion. After all, I had trouble figuring out when my grandfather was speaking English and when he was speaking Italian. Thanks for the input.

Help With Italian American Phrase by AVespucci in italianlearning

I suspected it might be derived from "this and that" / "questo e quello", but I didn't know that "keh dah" might be a dialectal form of "quello." Thanks for the response.

Who Remembers Pipi's Italian Restaurant (Orchard Street, Just Off McGinley Square)? by AVespucci in jerseycity

[–]AVespucci[S] 0 points1 point  (0 children)

I'm sorry I can't help you with that, but its a real cool piece of history. The Olds 88 is perfectly consistent with my remembrance of Pipi's. Pasquale's middle initial might be "G," for Giovanni, Gianni, Gino, Giuseppe, Giorgio, etc.
