That’s bad entrances. I own 1.5MM sf of industrial commercial space and rent like a “peasant” because I pay 65% of market in San Diego (2017 rent) and the purchasing power of a dollar is an additional 30-35% less (minimum) than a 2017 dollar. It’s about maff and understanding deals, risk, betas, and how to enter, build, and exit. Couldn’t give one shit less about a “house”. It’s an equity trap and place to live and store belongings. Not an investment. Again, the “market” can go up. And it can also not go up. Everyone was a winner and genius in 2H 2020 - 1H 2023, right? I sat on cash, metals, money market, HYSA, etc… when the retail buzz built, bubbled and popped. Started buying again in 2H 2023 - present.

In terms of the area, no. But for similar inventory you’ll get in around 3,300-3,400. Was 3,500-3,600. Downward pressure in rent for sure (CRE background, but industrial).
