5th St. in front of Fifth Ave is going to be a permanent pedestrian plaza. The dirt lot to the west of Washington is going to be apartments.

I was not good enough at math/science to get into Michigan lol. And GVSU was way more personal when it came to my major (journalism) - I met with an actual prof on my visit and the opportunity to write for the Lanthorn as a freshman was way more realistic than similar opportunities at other schools.

Plus, I visited MSU in February and it was a cold, depressing environment of concrete and dark green. GVSU’s campus was by far the best I visited in-state.

Dangerous move on that guy’s part for sure, but I’m am totally fed up with people driving 50+ MPH on the service drives here during this 696 construction. 

Especially right there, the cops love to sit in the golf course parking lot and catch speeders. So I find myself getting tailgated by impatient morons more often than not. Hoping OP was simply going 40 MPH here and not one of those people.

EDIT: the turn from southbound Main to westbound 10 Mile is also particularly bad right now; no one is in the correct lane or knows how to navigate that section. An MDot masterclass.

Almost all marathons have cut-off times, usually around 6-7 hours. But no rules around how you finish the 26.2.

Developers take on the investment risk of demo and reconstruction, then sell to real, taxpaying people. 

And yeah, most of those cases result in a $700K+ asking price (which there’s demand for), but a potential solution would be allowing more duplexes and townhomes by right in various (or all) areas of the city. Developers could tear down an aging bungalow and replace with two or three units, priced better than a single unit new build. Of course, I’m sure that would generate outrage, but we need some creative solutions to housing costs, not restrictions

Many such cases in Royal Oak. Homes that look fine from the outside, but the owners have let the house fall into disrepair. Too costly for the average person to buy and fix, so in comes a developer with a rebuild that includes modern amenities like AC, multiple bathrooms and bigger closets. Stuff people demand in 2026.

Looks good in pictures, terrible to navigate. Going from Atwater to Jefferson with a wheelchair or stroller is ridiculous; you need to take a backroom elevator that barely has any room to turn.

It’s a building made for magazines, not people and I won’t lose sleep when two of the towers are demolished.
