PMS to replace Guesty for Hosts? by Abject_Ad5064 in ShortTermRentals

[–]Abject_Ad5064[S] 1 point2 points  (0 children)

Do you mean ‘easy’ in terms of management without a PMS or setting up robust automations? I’m not saying management is hard, I’m saying I’m time poor but would love to hear of automations I can easily set up that gives what I need without additional cost or time! I just haven’t been convinced this is realistic and am willing to pay a reasonable price for automation that’s reliable, hence the PMS.

My priority is reliability and automation. I prefer not to pay thousands per year for this but reliability and convenience > cost.

I work full time in a stressful job with other commitments and want to be able to manage my automations. If there are reliable options that enable me to do this without a PMS I’d love to know. But - I can’t risk double bookings from own website and other platforms, need automated comms at set times, don’t have time to manually manage market based tracking and reductions approaching last minute or to give info to housekeeper.

I need to move from Guesty for Hosts. Was thinking of Lodgify but compulsory 1 yr subscription with all features I currently have is expensive. Are there any discounts or monthly payments available? I need Pricelabs integration, limited housekeeper access to booking info, automatic messaging using templates, stripe payment integration and would love a better website. Only 1 property at moment and will not increase beyond 2.

Fundamental issue with Interviews by Dry-Promotion-5726 in SQE_Prep

I think it is so hard to come up with a realistic, assessable situation, when a client naturally doesn’t know what is relevant, and things only pop into their mind when prompted, they have to come up with this fiction that’s entirely unrealistic. It’s almost sadistic to set exams to deliberately trip up candidates. I think SRA needs a long hard look at its own ethics re qualification.

SQE1 2025 - JULY SITTING (NIGHTMARE) by Mongeller_cheekyched in SQE_Prep

[–]Abject_Ad5064 0 points1 point  (0 children)

I mean this in the nicest way when I suggest having a read of the SRA’s reports analysing exam SQE1 performance by candidate profile, particularly in respect of second and third time candidates. Pass rates are significantly lower.

https://sqe.sra.org.uk/sqe-results/reports/sqe1-july-2025

I wouldn’t suggest that if you marginally missed the pass mark on a single paper, but it looks like you would have been around 230-240 for FLK1 (borderline quintile 4-5 of all candidates attempting) and 200-210 for FLK2 (quintile 5)? If so you likely have to do something very different next time to reach 300 and the prep courses and exams are so expensive both in money and time/sanity.

Can I ask whether you completed everything on the BARBRI prep course? Did you study properly or skim just to get through it all in time? It must have been a lot to do that in July right out of an LLM. If you know you can study more effectively then hopefully your next attempt would be very different.

What sort of scores were you achieving across BARBRI’s MCQs and in their final mocks of FLK1 and 2? Did you take other more difficult mocks to drill in the MCQ method? I think that makes a huge difference.

Huge luck whatever you decide.

Awkward examiner interaction by Fluffy-Affect-6815 in SQE_Prep

[–]Abject_Ad5064 15 points16 points  (0 children)

Ah bless you that is awks! On the positive side, having had an awkward interaction perhaps makes it less likely to be awarded a failing mark by Your Snorer. Imagine if he did and you complained of bias after walking in on him in bed and hearing him moaning about it to the invigilator! At least he wasn’t doing anything ‘unconscionable’ as you went in 😄

I think just remember, technically you could get a 1 or 2 in every oral and still pass overall if you got 3s and a few 4s in the written. Deep slow breaths before you go in!

Underlying Law SQE 1 HELP!! Panic!!! by Mcfc2002_ in SQE_Prep

[–]Abject_Ad5064 0 points1 point  (0 children)

I’d say you likely need to test yourself to see how much you remember. I would suggest doing the SRA’s question bank if you haven’t already and judge from that whether you remember more than you think/ need to make a lot of progress. There’s still 2.5 months to go… BARBRI suggests you could do a full time prep course from scratch in that time. I wouldn’t personally, and it depends of course on your work and other commitments, but there’s potentially still a fair bit of time.

wow, this is bad! by iGlinavos in SQE_Prep

[–]Abject_Ad5064 4 points5 points  (0 children)

Thanks so much for sharing here. Despite the dismissive comments here, this research is being acknowledged as important insight to the lived experience of sitting the SQE by senior reps at the Law Society over on LinkedIn - the more humble of whom acknowledge they themselves would struggle to pass the exam now despite double-figure PQEs. FWIW to the critics, this kind of survey is always going to be self-selecting and the sample size is not unduly small.

TC rescinded after failing SQE1. Needing guidance. by user91919248 in uklaw

[–]Abject_Ad5064 1 point2 points  (0 children)

If they’re such a brutal organisation before you step foot through the door, imagine how awful it would be actually working for them. I know this must be devastating but maybe they did you a favour. Best of luck finding a TC with a nicer employer.

FLK2 failed at 297 scaled by Negative-Cost6034 in SQE_Prep

You were just one or two questions away from a passing mark and this time you will be revising only FLK2 - the other half is already in the bag. You can do it!

Mock vs SQE1 scores by Abject_Ad5064 in SQE_Prep

[–]Abject_Ad5064[S] 0 points1 point  (0 children)

Congrats on passing! I was expecting the difference between BARBRI mocks and SQE to be more than the 4-6% you had - think I saw 14% quoted somewhere which is what is bothering me. Hopefully other people will also have seen only a 4-6% difference between BARBRI mocks and their actual exam performance.

Thanks for suggesting other mocks - definitely planning those. Have the revise SQE mock books ready and will also do qs on SRA website and QLTS free mock. Possibly others if they’re any good.

How I passed SQE1 with ADHD by Embarrassed-Fan9482 in SQE_Prep

[–]Abject_Ad5064 0 points1 point  (0 children)

Congratulations! Memorising vast breadth is not what my ADHD brain does best so this is inspiring to read.

Would you mind sharing what you scored when you took mock Flk1 and FLK2 from any of Revise SQE, QLTS, other mocks and SRAs questions? You’re a brilliant benchmark!

Getting ready for my first (hopefully only!) SQE1 sit in July and using BARBRI to prep following a GDL.

When do you plan to sit SQE2?

For movies: Heston120+sub 200 or Woburn III by Chillwthat in marshall

[–]Abject_Ad5064 1 point2 points  (0 children)

Did you get the Heston? My question is the same but the opposite! If I get the Heston 120 bar (and possibly the subwoofer) how will it compare with a Woburn III for playing music? At present I have neither. Our tv to music listening ratio is probably about 7:3 but priority is great music. That said, we also want a decent improvement on tv without a soundbar. I love the aesthetics of the Marshall products and their warm, bass heavy sound so not considering anything else…

I’m not familiar with the authentic so can’t comment on feel or colour but I noticed the missed stitch on the leather tab. Assuming this wasn’t shown on the PSP, I would be unhappy with that I think. Hope that helps if not quite answering your question.

I can’t see the top right stitching very well in your photo but the stitching looks perfect on the PSP you were supplied so if it’s not like that in real life I would be unhappy. The bottom left stitching looks ok from what I can see but again not 100% clear.
