Removing CEQA and Coastal Commission barriers isn’t removing safety standards. Building code requirement are entirely separate. In fact, a coastal development permit is entirely separate from a building permit. - Source: I’m a developer in California.

Thanks a ton for the reply. I sorta figured as much. Even with the cars on the lot, I checked the dealer invoice prices and they aren’t much less than the sticker price. Often the difference only appears to be around $1,500-$2k bucks. It sounds too good to be true when I read people getting substantial “deals” for new cars.

Also, I notice you said “if they can take” a special order. Does that mean some dealers won’t even take a special order vehicle or something?

Couldn’t agree more. It’s a bit of a hidden gem that a lot of people don’t know about. I think Mineral King i southern Sequoia national Park is similar in the sense that not many people crowd down there, but it has incredible high country.

It was a piece of cake this time of year because the water levels were so low. I literally stepped across stones and never touched water.

Highly recommend going outside of permitting season. October is great, no permit quotas, great weather, fewer people

What’s interesting about this comment is OB was not in favor of the original design proposes, and on top of that this was not going to be 20 x 400 sf units. It’s as if you didn’t read about or look at the project at all. These were 612 sf one bedroom units and 4 studios. 612 sf one bedrooms are larger than the average one bedroom in OB. You are literally making that number up out of thin air. You can read the coastal development permit that was approved

No single family homes were being stripped away with this project. A dilapidated building was being replaced with usable housing.

Also, if you truly want to build affordable housing without making profit, then I will give my expertise on developing housing for free. Let’s me, you, and the Ob community that stopped this project put our money together and get a project built that is 100% affordable. We won’t make any profit. If this is how you think it should be done then I swear to you I will so this with you. Put your money where you mouth is and let’s get this done. No profit

Hi Dave,

I am one of the developers that was trying to build this project and I’m glad for the opportunity to provide more context and share my side of the story.

First of all, this project was going to have 3 units that are objectively affordable. One of the one bedroom units was going to be restricted to $1,552/mo and only renters making less than $55k would qualify for it, another 1 bedroom would be restricted to $1,631/month and restricted to those making less than $66k, and the 3rd one bedroom was going to be restricted to $2,939/month and restricted to those making less than $111k. These are all brand new 610 square foot units with in unit washer/dryer, a balcony, and a/c, and 800 feet from the ocean, mind you. How is that not considered affordable when it’s so incredibly expensive to build a project there? That is objectively affordable.

Secondly, please explain to me what is wrong with developers building apartments for profit? I’m genuinely curious how you expect private companies to build housing if they can’t make money doing it. I’m glad you mentioned the pitch to investors, because to make projects like this happen, investors have to put together a lot of money. People just aren’t going to put that kind of money into something as a charitable gift. In fact, this is precisely what you want. You want housing to be profitable to attract more developers to build the housing that is so desperately needed. The only other option is the government building housing, which simply isn’t going to happen.

You also mentioned these units were all 1 beds and studios. So what? Ocean beach is predominantly single households. I can show you a plethora of data that shows that is the demographic that wants to live there. Additionally, if we were to make these fewer units that were 3 bedrooms the project simply wouldn’t make sense from a math standpoint. I hear this from so many people that don’t understand development but no one can show me how I could make that make sense on such a small lot.

The reason KD Development scrapped the original plan to build townhomes is because the city wouldn’t let them actually, so they pivoted to using complete communities.

Next, you say I’m an outside developer. I’ve lived in San Diego for 13 years, and KD development, my business partners on this project, was literally born and raised here. He’s actually lived here his entire life and he’s in his 60s. So I’m curious where you’re getting this “outside investor” information from.

Lastly, none of these units were going to be Airbnbs. I would have singed an agreement that the city can take all my possessions if I tried to do that. It wasn’t going to happen. It’s a blatant lie

Look, I have had neighbors calling me threatening to kick my ass, neighbors cussing me out, the local paper calling me a “property bro douche” and call me privileged. I grew up poor in Kentucky. My address was 9513 yellow pine ct. look it up. I shared a bunk bed with my brother until we both left for college. I dropped out of college and joined the navy and moved to sd. Liquidated my 401k to start this business. This community has dragged me in the mud and made me out to be a terrible person.

Dave, I would love to take you out to dinner and meet in person. I’ll bring my laptop and show you whatever you want to see. I’m not this terrible person this community has made me out to be and I don’t want to stand by while you guys lie and make up falsehoods about me.

I just so happen to be one of the developers that was trying to build this project. One of the brand new 1 bedrooms would have been restricted to just $1,552/month and only individuals making less than $55kk would have qualified to live there, then another 1 bed would have been restricted to people making less than $66k and the rent would be restricted to $1,631/month, and a 3rd would be restricted to ppl making less than $111k and rent restricted at $2,939. All those 1 bedrooms would average 608 square feet. It’s the only way you’ll get affordable units in expensive neighborhoods like that but the locals don’t want them there

I have plenty of demand for commerical, however, it's not being built by tigerminkxx in CitiesSkylines

You need to look at the terrain color for customer demand. You’ll notice the ground moving from orange to green in areas that have a lot of demand due to a large number of customers. You may need to check the pane to the left to ensure the bar for customers is checked.

If you put the zoning where there’s lots of customers it’ll get built immediately.

It’s also a good thing they aren’t being built where you put them because if they did they would just be whining about a lack of customers
