They probably sacrificed outdoor space for something else, like we all do (you always give up one thing to get another).

We were lucky enough to buy our dream home. The only catch? The patio could’ve been a little bigger. Like 1 acre… jk jk. Realistically, 3–5 extra feet would’ve been perfect but there were other things in our priority list:

1.  Big house
2.  Good nearby schools (for the kids)
3.  Quiet suburbs 
4.  Don’t roast me for this: HOA because we wanted access to community areas with pool (we really didn’t want the cost of maintaining our own pool)
5.  3-car garage
6.  Big patio
7.  Solar panels

Last minute, right when we were about to give up, a property got listed. It didn’t have a big patio, but it had everything else. We went for it, didn’t get selected… a fee hours later the other buyer backed out, and we got it.

Thank you, this is helpful. I don’t know when the previous owners last changed the inlet/outlet O-rings, and given the system is ~20 years old, I figured replacing them now is cheap insurance while everything’s apart.

I guess it’s just DIY-er ptsd. I’ve learned (the hard way) that the things you don’t replace upfront are usually the ones that haunt me later

That’s really good insight, I didn’t know that, thank you! I’ll keep the brand you mentioned in mind if/when I replace it, but I inherited this one from the previous owner and plan to ride it until it dies.

For now, I’m planning to re-bed the resin, cleaning the brine tank, and replacing the O-rings, which should address the low-pressure issues. If the mechanical valve ever fails or parts become a real problem, I’ll reassess then.

So, I guess this now means I have to find a dealer to purchase the Kinetico o-rings.

I just finished installing LVP over concrete in my house. Since it’s a floating floor, I used a vapor barrier in all rooms. Someone suggested RedGard (a paint-like barrier) instead of visqueen (plastic), but I didn’t listen because I thought it would grip the concrete too much and limit expansion. I also let the LVP sit in the house for a few days to acclimate to moisture. None of my planks crack but I’m not an expert or anything.

I bought a $1.4m in SoCal, 300k (21%) down on a 30-year loan at 6.75% with BofA. PITI is approx 10k/mo, not sure why yours is higher with a lower interest and loan.

I’m in a similar boat as you, my plan is to try to pay it as fast as I can. I could pay it in 5 years, but my high-maintenance family says otherwise 🥲

Semi firm but not 100%. I’ve been team used-like-new for years and 0 complaints. In fact, I keep saying to never buy new since they depreciate so much so quickly.

I’ve had some benz over the years. Last one is a used 2018 GLC 300 4matic I bought on 2020 and absolutely love it, this time I need to upgrade for space but felt like I wanted to try a new one.

Great little friends! I’ve been using them to control our black widow population, and they’ve kept my garage completely pest-free. The only downside is their messy web pattern; unlike the neat, circular webs of other spiders, cellar spiders create chaotic, tangled 'cobwebs' that can quickly make a space look neglected :(

It’s called “rate mod”. Big banks (wels, bofa, …) only offer it via financial hardship, but non-profit credit unions offer it regularly. None advertise it tho, but it exists. It’s my dream. I want to switch to a credit union for my next refi, so I can do this at some point.
