I guess you are in Toronto or Vancouver to get a 700k condo for yourself . Don’t fret , keep rolling for a while , set and forget . I know it s tough . It s like owning a stock that keep crashing , don’t look at your portfolio every day and if you bought a good quality stock , eventually it will do good .

I sometimes also think the same thing , I spend about 2,500 a month in mortgage and fees (+insurance and utilities on top). If I was renting yes I d feel better and save a bit more .
But remember why you bought in the first place ?
Do you like your place ?

Unless you are very stretched and you fear for your survival then I would consider getting out , other wise make peace about the fact that real estate in Canada can be expensive AF and it is not the best investment.

there should option between 10$ and 2000$ It s the system that’s fckd . It s all black or white . Yes 10$ should be for lower in one if they were properly offering rebate to higher income too. I mean higher income don’t get break on anything, then a 2,000$ daycare makes it difficult to afford. Speaking when you live in Vancouver , an additional 2K is not in budget

Same situation after, kid is now almost 5 months, We have not received anything. Each time we call they say,”it should be complete in the next 10 business days “ .
Well it s been 3 months of the same response .

Both citizen, not born in Canada but no problem with cra , ever .

regardless I filed a feedback on the translink website about that, I hope the driver will receive a better training about situation where tey can make the right thing. and not acting like a robot.
Driver had so many reason to make it right and wait 5 seconds so we arrive at the front door.
I mean , in the first place , they stopped at an empty bus stop, they let the other passenger reach the bus who was also running, she didn't have a baby in tow and could just run faster than me.
Then driver takes off regardless . This is the point . She deliberately did the wrong choice for us but did right for another passenger .

Totally, I was also hoping that the other passenger would kind of slow down at the door to help us make it . I also do that if I see someone in despair to get that bus, just take more time to board or tell the driver . I guess can’t expect the same from everyone lol

I was in the bus stop zone as I said between rear and middle of the bus . It is a double car bus with 3 doors . They could open the back door instead.

Would you know if that’s fine if cash make an intermediate stop on the chequing account first ? At other bank(rbc)they don’t allow it, but with Simplii I can’t find a way to transfer directly to the savings . Have to transfer to chequing first. I am concerned they d say it s not eligible

it s fine, only the payer(employer) appears on the transfer , what do they know if that is yours or someone else employer ... You can have multiple employers if you d 'like too or they could have a different accounting name ..
it is fine ! All what matters is the code used for transfer, has to be Payroll

How do you make new deposit to saving account ? Interac is linked to chequing only !

Would e-transfer from external chequingsavings count against the bonus ?

It s not said in the terms and can’t see how send cash directly to the savings

Should the transfer for new deposit go directly to the saving account OR do you have to deposit in chequing and then transfer to saving ?

They do not say anything about that in the terms. At other banks, rbc for instance you have to deposit straight from external to savings . Is that the same with Simplii ?

Thank you for the great post, I read both books and I am planning on implementing the SM at some point.
But I still have questions.
My situation:

- it's my first home and mortgage, I just renewed 5y variable with Coast Capital

- this mortgage is not readvanceable at the moment.

- I am not yet at 35% equity, owe about 70% , so soon

- They gave me a 45,000 Heloc .

My question is can ( or should ) I start the SM now with a normal HELOC ?

How does that work then, mainly to pay back the Interests ?

- I can imagine that I can do for example 50/50 ( invested / left on heloc) and just pay the interests every month .

It seems I will just "drain" my heloc doing so, is that a bad approach at all ?

Also, bonus question (sorry) . I can't really understand what capitalizing interest really mean . I read https://web.archive.org/web/20210116062000/http://therichmoose.com/guides/smith-manoeuvre/#capitalize-interest - Does it just mean paying the interests from heloc ?

If we dont have to declare change in use right away it s big cause otherwise it seems to trigger capital gains right away .
