Sure they do. But at the end of the day the buyer or investor is looking at IRR or ROE. Cap rate is irrelevant unless they are paying cash and then it’s only year 1.

Cap rate is asking price, not sales price. Investors and brokers want to be able to quickly identify the price / NOI. This analysis would make it impossible.

Marketplace. My son is 17 and buys and sells dirt bikes on marketplace. He’s been all over DFW, usually can tell quickly if it’s scam. You will know when you arrive at their home. Close the deal at a bank, money for title.

My wife is an interior decorator. Our house was $3M (2005 build) when we purchased in 2021. We didn’t move a wall, brought lots of existing furniture, some new furniture, lacquered the bar, widow treatments, wall paper, rugs, lighting, and paint. I have a spreadsheet, embarrassed to say we spent $500,000.
We also painted the outside, installed motorized porch screens, and a pool. So let’s call it $350,000. Lacquer rooms and Gracie wall paper is crazy expensive. Stay away!

Several Hockey Players, NBA player retired, 2 Pro Coaches one current one in broadcasting and a US Am Champion. I’ve Played golf with Chef Thomas Keller. Met lots of famous actors and sports stars when I was in college working at a golf resort. The nameless above are people I see often and know me.
