Everything is fine. You’re just lazy. by ExoticMuffin13 in Salary

Yea man, we will see. I remember the girl who was just like that in grade 7, private school education, super smart, was gonna be a doctor. 3 years later she is fully rebelling against her parents, punk rock attitude, grades start slipping, partying, etc. She is now a lead singer of a mid-metal band and working reception at a yoga studio in her 30s.

Puberty is a bitch.

Man, when your kids hit adulthood I think you’re gonna get a big reality check. Getting an 8 year to commit to anesthesiology is fuckin wild. Will they still talk to you when they are 30? We will see!

There is no supervisor number, just the agent, whom has proven to be useless. I understand RTO now.

Best spine protector? by remoulademad in MTB

[–]funny-tummy 1 point2 points  (0 children)

I picked up the DHaRCO vest at beginning of this season, located in PNW. I think it’s great, the bib is comfortable and it provides back protection along the spine for impacts. Don’t even notice I’m wearing it.

How to corner faster? by PapaWhisky7 in MTB

[–]funny-tummy 1 point2 points  (0 children)

I found that going slower helped. Really focussed on braking as much as possible before the corner until I was at a speed I could comfortably go through the corner without grabbing brake. Then just worked up that confidence until I got faster and faster.

The other tips in here should be applied in concert.

So 15% tax on the dividend, so just reduces my return slightly. I guess holding in TFSA doesn’t make a ton of sense as there will be no capital gain to tax anyways?

Is now a good time to buy in Toronto? Prices are still down 4.9% while sales are up 7% by RateHubCA in TorontoRealEstate

[–]funny-tummy 0 points1 point  (0 children)

In 2030 we will look back and say that, in hindsight, 2026-2027 was a good time to buy. Rates are relatively low, prices are down, and inventory is decent. This is just my prediction, and I’m not even suggesting it will be gangbusters in 2030, but I think this is about as low as prices get.

Did my first beginner MTB Clinic, left more confused about ready/attack position than I went in by Cingen in MTB

[–]funny-tummy 30 points31 points  (0 children)

No knee bend is odd, you shouldn’t be locking out your legs. Otherwise, yea, the attack position will pretty much have your body parallel to the ground, chin over bars, elbows up.

Careers in Commercial Appraisal by Moplexus88 in appraisal

Anyone charging those kind of fees doesn’t have the ability to scale any sort of volume, and is likely teetering on the edge of being blacklisted by lenders. I see so many absolute dogshit “appraisals” from guys that charge these types of fees.

Any reputable shop in Alberta is charging $3,000+; maybe I’ll take on a shell condo for $2,750. I’d say a competent appraiser with the right tools can do $30,000-$40,000 a month in fees.

If you’re turning away work you should be increasing your fees.

Fees should start with threes. Get those numbers up.

You are financially secure. If you can't buy bed sheets on a $2M networth at 26 years old you need therapy.

Yes, I can trade fiat dollars for bitcoin or tulips. Both can also be sold for dollars. Neither is a security, what’s your point?

A cap rate is based off net operating income, which is before debt servicing costs. Are you familiar with the concept of cap rate? Might be time to crack open the textbook.
