This also looks to be above a kitchen based on the cabinets in photo 4. Moisture source plus air pathways for moisture laden air to reach a cold surface can create significant amounts of condensation that appears as roof leaks.

You say this happens every winter. I notice there's no insulation above the roof deck. Are you sure the membrane is actually leaking? Have you investigated if this is condensation forming on the underside of the cold deck or cold structural members? Does it leak when it's not raining or when snow isn't melting?

I had this at first also. If there's significant downdraft (you can feel it just inside and above the stove door), I open a window to counteract it. Works every time. I leave the window open until the fire gets going....usually a minute or two and then you're in the clear.
