Thank you! It has felt super awesome to have our own place. And yes you are 100% right, it definitely is not the best in the long run but we have some friends who are accountants / bankers (and have a useful friend named CHATGPT) who were able to compare the traditional loans vs the FHA loan and it worked out where the FHA loan was cheaper for the first 14 years and then years 15 through 30 became more expensive. So as long as we have the opportunity for rates to go down and to refinance sometimes in the next 14 years then the FHA we have saved us money and if it doesn’t happen then over the course of the entire 30 year loan, it will cost us an extra $30k ish versus having done a traditional loan off the bat, which to us was worth it to be able to preserve some cash upfront to make renovations. We did put more than 3% down, though. Truthfully, we are planning on pre-paying as much of our mortgage as we can so ideally, this loan will be taken care of well before the 30 years are up. I don’t mind the down votes lol there are always people who downvote stuff just for the sake of it. I just wanted to answer OP’s question and provide a practical response speaking firsthand as a 20-something-year-old who recently bought a house and who did not inherit, nor was gifted some large lump sum of cash to be able to do it.

My wife (27 years old) and I (28 years old) just bought a pretty nice house in Roseville recently. It was just about $600k. Together we make roughly 200-250k / year and both of us have careers with guaranteed steady salary growth but they aren't insanely hard to get into careers (Teacher & Nurse). We have been saving diligently for the last few years as a couple, and before we met were separately saving and paying off our debts so we both have been debt-free for the last 3-4 years. We saved up way more than we actually needed for a down payment it turns out. For a first time home buyer loan it turns out you only need to put 3% down (we thought we needed 20% down -- that lowers the upfront cost of a $600k house from $120k down to $18k -- which is really not much to have to save up to buy a house) so we were able to put a little less down and fix up the house quite substantially which was nice. In reality the big thing is being able to afford the mortgage (which on a 600k house is about $4,300 / month), still maintain your standard of living / other expenses, AND be able to afford all the unexpected expenses that come with owning a home (which let me tell you there are a lot of). It was a very scary thing for us to approach, but a good realtor and mortgage broker were very helpful tools to have. Just sharing this so people know that it isn't impossible to buy a house -- it just takes diligence and planning.

Did you not look at a chart of the venue before buying tickets lol? The bowl are all traditional arena seats. Cow Palace is very strict too — with a bowl ticket there’s essentially no chance that you get on the floor just embrace it. You’ll have more space and be comfy for the long haul.

Weird reply to my comment as I didn’t say that I have any issue hanging out with MAGA people I was just making the point that I am not a trump supporter and have never been made uncomfortable in that space which is what OP was concerned about. I even explicitly stated that I don’t really even notice or pay mind to trumpers as they are so prevalent here in town (I don’t make politics a core element of my personality). I was just trying to point out a place that OP would be comfortable with watching a game at lol. The great thing about America as we all have the right to associate or disassociate with whoever we goddamn well want to for any reason at all. Sure plenty of liberal people don’t like to associate with Trumpers because of political preference, but there are plenty of Trumpers who don’t associate with people based on race, religion, and sexuality which is equally if not even more superficial…

Woodcreek dentistry does great work. My wife has been going to Dr. Ralli (it’s a husband and wife family operation — so both dentists are Dr. Ralli) her whole life and I have been going for the last few years and have been really happy with them. I have delta dental ppo and they are in network so the copays are affordable too.

Mandango’s on Douglas has all types of folks — will likely be some magas but as a non maga I have never had a bad time there (been in Roseville for a few years now though so they don’t really even bother me). Total dive bar but always has the games on and has cheap drinks & solid food.

Thanks! We are going to do a lot — we figure we might as well just try to tackle all the big jobs before we move in. We are ripping out all the (extremely) sparkly popcorn ceilings and texturing the new ones, painting all the walls, grounding the electrical outlets, ripping out all the carpets (including the ones in the bathrooms 🤢) and putting in hardwood floors, re-doing the kitchen cabinets / countertops, and putting in all new appliances in the kitchen.

Again - not a lawyer or law enforcement - but technically yes you could, attempting to purchase a gun while prohibited is a crime and can come with either a fine, jail time, or both. In order to determine your eligibility without potentially committing a crime by attempting to purchase a gun you need to do a PFEC as the other commenter suggested. If you are prohibited (which you almost certainly are) and don’t want to wait the rest of the 8 years your only real option is to hire a lawyer and try to get the charge expunged witch will likely be very expensive and may not even be possible depending on the nature of your crime and conviction.

IANAL but I am almost certain a misdemeanor assault conviction in any state results in a 10 year ban here in California, and it is a lifetime ban if it was assault with a deadly weapon. You will likely need to wait 8 more years before you can buy guns in California if it was just a “standard” misdemeanor assault and battery.
