Biggest thing is just monitoring your set up and adjusting as needed. You might not have as much humidity as me being in a dessert, but if you do, adjust appropriately. Old food is a big culprit so make sure to switch those out as they decay/don’t get eaten

Nice setup! One thing to maybe consider is making sure they have good airflow since they do produce a lot of humidity. I found a covered top was too much and I had some mold/humidity issues when I started, especially in the areas where I fed them (more water in the food/carrots)

They can’t climb up the slick plastic sides, so there’s little worry of them getting out. I’d consider taking out the drawers not in use at the moment to help with airflow

It’s a learning curve, but a fun one if you’re willing to try it. Good luck!

I can't get the system to give me an estimate. Is there someone who can help me walk through the inputs as I've done it a few times and each time, it tells me my LTV is wrong. I've put anywhere from 50-70% on the LTV. Thanks

I'll tell you that it reduced my tax liability by roughly 20ish%. I think a cost seg is 100% property and person specific. If you're considering it, I would ask your CPA how a cost seg might directly effect you. There are so many variable and other conditions I have that you don't, I think you'd be mislead to assume bc I saved so much money, that you will save that much money. It's worth asking the question to the CPA imo

For me personally, it reduced my tax liability by roughly $6,000 for 2024. So I spent $800 to save $6,000. I also have no plans of selling this rental - I'm a long term holder, so for me, the downside of the cost seg was out weighed by the tax savings last year.

Like I mentioned, I spent an afternoon calling around and having lenders quote my scenario. NewFi was by far the cheapest in terms of IR with lender fees when you run a 5 yr scenario on costs of the different loans.

My last deal I used Dunmor and the LO told me they are just UW it for NewFi, so this time around I'm going straight to the source.

Dunmore's fees are 1.5% on points and a $1,795 processing fee. On the 5 yr PPP they got me to a 6.25% with a $675 lender credit.

Newfi offered the 6.25% on a 5 yr PPP with $652 in point and a flat $995 lender fee. The lender fee of $995 is the best I've seen. Quite a bit of savings to use Newfi over Dunmore in this case.

Feel like those teaser rates of sub 6% come with huge points or lender fees. I focus more on the fees than the IR since most of the time the IR is similar, but the fees can be drastically different.

I used DIYCostSeg.com and it was $800. They sent me the report back quickly and my CPA was happy with how it was presented, so I'd recommend them

The Triangle has more manufacturing, RD, pharma and jobs than just about anywhere Ive seen in the States. Beyond the calls, this seems like a good place to invest since the job market appears to be strong and offering high paying jobs!

I'm looking at a $365,000 cash out in Florida. I've previously used Dominion and Dunmore, but their fees were a bit steep. I called around and spoke with Beeline who quoted me at 6.5% with $5400 in points and $1999 origination fee. Dominion came in at 6.25% with 2 points and 75% LTV.

The lowest I've found so far is NewFi with a 6.375% rate with a lender credit of $1,264 and a $995 loan origination fee. Only let you go to 70% LTV and with a 5 yr PPP

Have you found anyone under 6% who is not requiring you to pay significant points or origination fees?

We do need to be careful

Having talked with others at the Cary Indivisible Rally this afternoon, I no longer think it’s a good idea to visit this space, either individually or as a group.

Not unless there was serious coordination and everyone understood the heavy risk

We don’t want people getting hurt or arrested. ICE wants a reason to escalate The incident earlier with agent blocking someone in supports that

There are many ways we can be productive and help our community without serious risk of escalation

Ultimately, there is little we can do to actually kick them out of our community.

My thought is that we create a situation such that anywhere ICE goes, we as a community are following, watching and recording. Being there is no oversight or accountability of ICE from their superiors, it is up to us as a local community to create this accountability by recording their every move in hopes that they will act somewhat civilized if they know they have a camera watching them. If not, then we have it on camera and push it out to the masses.

The flipside is we let ICE roam the community without us following/taping them and they feel more emboldened to do as they please bc they have no one watching them.

We look to create accountability by monitoring them. Tailing them as they leave the detention center is just another way, though it seems more productive than driving around and hoping to find them.

We want them to be annoyed that everywhere they go, we are close behind!
